<br />-2- <br /> <br />File 265-65 <br /> <br />Rezoning request by Angelo Carbone from R-l to R-3 of the Weinholzer <br />property (approximately 7.5 acres) on north Hamline Avenue south of <br />County Road C. <br /> <br />Mr. Richard Vogel, attorney representing Mr. Carbone, stated that <br />very attractive buildings would be constructed on this property, a <br />total of 44 I-bedroom units and 108 2-bedroom units with swimming pool <br />and varied recreation facilities. Some of the property owners closely <br />affected were somewhat concerned about the location of the buildings, <br />the location of the garages, the drainage of surface water, setbacks, etc. <br />They were not actually opposed to the development of the property, some of <br />them said any thing done could not be worse than what there is there now. <br />a swamp. The developer is aware that a storm sewer system will have to be <br />installed to drain the surface water. He also agreed he will consider <br />moving the buildings further north to provide a wider setback on the south <br />side, relocation of the proposed garages, etc. It was suggested that both <br />the zoning and a development plan be considered at the same time. <br />Therefore, Nelson moved, Anderson seconded, that this request be laid over <br />until our next regular meeting on June 2, to give the developer time to <br />prepare a specific development plan to be considered at the same time as <br />the rezoning. Motion passed by a unanimous vote. <br /> <br />New Classification I-I A - Mr. Dahlgren submitted a proposed I-IA Planned Industrial <br />District to be added to the village zoning ordinance. This use to be applied on certain <br />properties north of Highway 36 between Fairview and Cleveland. It was suggested the <br />property owners affected should be mailed a notice to appear at our next regular meeting <br />to discuss the proposed new classification. It was also suggested to mail these property <br />owners a copy of the proposed 1~1 A Planned Industrial District. The Secretary was <br />requested to mail these notices. <br /> <br />Pi Ie 273-65 <br /> <br />Dividing one lot into two lots - Request by Archie Johnson, 2100 <br />North Lexington Avenue. The applicant was not present to explain the <br />need for this request. Therefore, Nelson moved, Anderson seconded, <br />to lay the matter over to the next regular meetingo June 2p 1965. <br />Motion passed by a unanimous vote. <br /> <br />File 260 -65 <br /> <br />Proposed development design submitted by Garley for the property <br />(approximately 11 acres) situated back of the Hamline Shopping Center <br />on Hamline Avenue between Judith and County Road C=2. <br /> <br />Two proposals were submitted - one with the garages bordering the west <br />line of the property, the other with garages south of the proposed <br />"Centennial Drive" street. Some of the property owners on Centennial <br />Drive found it less objectionable to have the garages along the west <br />line of the property as shown on Plan #1~ dated May 5. 1965. Nelson <br />finally movedp Anderson seconded. that Plan #1 dated May 58 1965, be <br />recommended on the condition that sufficient land be dedicated to con- <br />struct a cul-de-sac at the east end of Centennial Drive and that all <br />other conditions such as street patterns. sanitary sewer, storm sewer, water <br />and fence around the low area at the southwest corner be constructed as <br />listed in our recommendations of April 9. 19650 <br />Motion passed by a unanimous vote. <br />
