<br />Regular Meeting .,. Roseville Planning Commission <br />Wednesday, July 7, 1965 - 7:30 P.M. <br /> <br />Members present: JaJlBS Nelson, Anderson, SigfordJ} Remsblrg and Membrez. <br />Also present Dahlgren, Ch-auel and Odland. <br /> <br />Remsburg moved, Nelson "seconded to approve the minutes of the June 2nd regular meeting <br />and the June 21st special meeting as submitted. Roll call: Unanimous. <br /> <br />File 65-273 Division of a lot - Archie Johnson, 2100 No. Lexington Avenue os <br />after due consideration, Anderson moved, Sigford seconded, to recommend <br />the division of this lot. The corner lot of Lexington and Parker to <br />be 144 ft. and the remaining piece to the east to be 85 ft. subject, <br />however, that 15; ft. be dedicated for future widening of Lexington <br />Avenue. Roll call: Unanimous. <br /> <br />File 65-265 Rezoning.from Rl to R3 and development plan .,. Angelo Carbone - <br />property on Hamline Avenue across fran Oakcrest Avenue. <br /> <br />Mr. Vogel, attorney for Carbone presented a development p1an which <br />was not satisfactory, even to Mr. Vogel. A misunderstanding seemed <br />to have occurred between Mr. Dahlgren, consultant planner and Mr. <br />Vogel on this new proposal. The fact that plans cost a great deal <br />of money, Mr.. Vogel wanted some assurance that the property will be <br />rezoned before spending up to $12 to $20,000 for complete development <br />plans, b1ild:lng plans~ elevations, etc" It was the oonsensus of <br />opinion that the rezoning and developmmt plans should be considered <br />at the same time, therefore, Nelson moved, Remsburg seconded>> that <br />we recommend the denial of the rezoning. Roll can: Unanimous. <br /> <br />File 65-268 Rezoning from 1U to R3 and Development Plans... Northern Aggregates, Inc., <br />property located at southeast corner of Highway 36 and Cleveland Avenue. <br /> <br />Mr. Allen Rubel of Northern Aggregates stated that five (5) buildings, <br />mostly one bedroom units will be cons tructed. The buildings will be <br />2; story high and will be brick veneered. Mr. Oscar Jones spoke of <br />tax benefits for the village. Mr.. Tom Kingdon who had been opposed <br />to rezone at first, spoke and presented mimeographed copies of his <br />reasoning of being in favor of this request now. Many property owners <br />were opposed to granting this rezoning>> such as Dr. Peterson>> Dr.. Raygor, <br />W. F. Spearj) attorney Flaherty. It was the consensus of opinion that <br />the sing Ie family residences were good hODe B, of high values and that <br />the cons truction of apartment buildings could have adverse affects <br />in this area" Nelson moved, Anderson seconded,; we recommend that the <br />request be denied.. Roll callg Unanimous. <br /> <br />File 65-275 Division of a lot = Everett Beane, 2714 No.. Dale Street.. <br /> <br />After due consideration~ Anderson moved,9 Nelson seconded" that we <br />recommend the division of this lot as follows: <br />the southerly piece to have a frontage of 107 ft on Dale Sto <br />the middle piece to have a frontage of 88 ft on Dale St" <br />the northerly piece to have a frontage of 94.92 ft. on Dale St. <br />These dimensions include a strip of 14.92 ft. to the north of subject <br />property which the petitioner owns 0 Roll call: Unanimous. <br />
