-2-

File 335-66 - Rezoning request by Hess Kline of property southwest
corner of Hamline Avenue and Highway 36 from B-1 to B-3.

Mr. Daubney, representing the petitioner, stated there was a need for an
automobile agency in Roseville. He further stated that the building proposed
will contain approximately 25,000 square feet worth one half of one million,
a frontage of 170 feet on Highway 36. Attorney Franke and Ray Kroiss supported
the request. Mr. and Mrs. Wallgren residing at 223l Hamline Avenue were opposed.
The Planning Commission members were in accord with the report of our Village
Planner Dahlgren in which he pointed out that it would b~ a serious mistake to
allo\V retailing along Highway 36. After due consideration, Pope moved,
Anderson seconded, to recommend tha the rezoing request be denied. Roll Call,
unanimous.

File - 336-66 Rezoning request by A. Gluek from 8-1 to 8-2, B-1 to
R-3 and R-l to R-3 of the Rroperty located on Snelling
Avenue north of County Road C.

Mr. Gene Parranto, representing the petitioner, presenteq a sketch, not too well
detailed, \Vhich showed the south one half of a total frontage of 900 feet on
Snelling Avenue, approximately> 300 feet in depth to be used for business (B-2)
and the balance of the, property to be used for multiple residences (R-3). The
~otal square footage of the land is 900' x 550'.

It \~as suggested that the prcoposed R-3A which is about to be adopted by the
Village Council should be considered by the owner.

~

T

There was also a question of the legal description not being correct in the
published notice in the newspaper. After due consideration, Nelson moved,
Anderson seconded, to recommend the approval of the requested rezoning and that
the question of the legal notice be referred to the Village Attorney for a deter-
mination as to whether or not it was incorrectly published. Roll Call, unanimous.

File 331-66 - Variance sideyard setback requested by Theodore Jordahl,
2721 Matilda &treet

~lr. Jordahl requested a 6 foot setback instead of 10 feet to construct a carport
9 feet in width contiguous to the existing garage. The walls will be constructed
of red \Vood and the roof of a plastic material. It was felt tnat the request of
the setback variance was not unreasonable, therefore, Remsburg moved, Pope
seconded, to recommend the granting of the variance under the condition that the
carport be constructed to conform to the Village Building Code. Roll Call, unanimous.

File 334-66 - Sppcial use permit requested by Mrs. Jacoby, 648 Iona Lane.

Mr. Jacoby stated that the special use permit was needed to conduct a part time
nursery school in their home in the new area of the Lakeview Addition of Kroiss
Construction. Mrs.. Jacoby is a licensed teacher and she said she will conform to
the Minnesota State Standards in operating this part time nursery. Carpenter
finally moved, Nelson seconded, that we recommend tho granting of the special use
permit under the following conditions:
