<br />=2= <br /> <br />Subject File 342=66 - Division of a lot requested by John Yorga at 328 North McCarrons <br />Boulevard <br /> <br />This request being a reasonable oneD Anderson moved, Pope seconded to recommend the <br />granting of the division of this lot which will divide into two lots with each 100 foot <br />frontage. Roll Call, unanimous. <br /> <br />Subject File 343-66 - Variance of front and sideyard setbacks requested by James KellettQ <br />2803 Farrington. <br /> <br />Mr. Kellett stated the variance was needed to make it possible to construct a <br />23' x 20' garage at the south end of this home. The prevailing setback in the area is 40 <br />feet in the front. The requested variance is 34 feet front yard setback instead of <br />40 feet and 8 feet sideyard setback instead of 10 feet. He submitted a petition of <br />several property owners indicating no opposition to this request. Membrez moved, Pope <br />seconded, that we recommend the granting of the two variances. Roll Call: unanimous. <br /> <br />Subject File 344-66 - Special use permit for the operation of a motor freight terminal <br />in a 1-2 district. <br /> <br />It was the consensus of oplnlon that granting this special use permit would be consistent <br />with similar uses in the area; therefore, Anderson moved, Carpenter seconded to recommend <br />the issuing of the special use permit subject, however, to submitting a landscaping plan <br />satisfactory to the Village. It was also pointed out that there is a Ramsey County ditch <br />running through the rear of the subject property and that the applicant should contac~ <br />the County to make sure the ditch will not interfere when the property is developed. Roll <br />Call, unanimous. <br /> <br />Subject File 345-66 - Variance of front yard setback by Halper Box Company, 2425 Terminal <br />Road. <br /> <br />Mr. K. Lambert, Mr. Engel and Mr.L.Knot, attorney, all three representing Halper Box <br />Company, stressed the importance of getting this variance. They stated other industries <br />in the area did not conform with the 40 foot setback ordinance. They stated they will <br />have approximately 60 employees and needed more parking in the front for both the <br />employees and customers. This request would bring the parking up to the boulevard. <br /> <br />It was suggested that the additional parking required could be located along the east <br />side of the building where there is sufficient space for this additional parking. <br /> <br />It was finally moved by Carpenter~ seconded by Remsburg to recommend that the request <br />be denied.
