Regular Meeting Roseville Planning Commission
Wednesday, Au~ust 2, 1967 - 7:30 P.M.

Members present: Linebarger, Anderson, Membrez, Pope and Remsburg.
Absent: Carpenter and Nelson. Also present: Goldberg, Grauel and Dahlgren.

It was moved by Pope and seconded by Membrez that we accept the minutes of the
regular meeting of July 5, 1967 and the minutes of the special hearing of July 19~
1967 as submitted. "Roll Call: unanimous.

Subject File 393-67 Donald R. Heil, 1975 North Prior Avenue - Request for variance
to side yard setback.

Mr. Heil requested a variance so that he could build a garage on the north side
of his house where his driveway is now. He would still use the garage that is in
his basement. This would give him a tandum garage with one car parked behind the
other. Mr. Kluegel informed us that the code requires a 20' setback when the grade
has a separation of 8' or more. After Mr. Jorgenson of 1967 Prior Avenue and
Mr. Christenson of 1912 West Ryan Avenue indicated that they had no objections, it
was moved by Remsburg and seconded by Pope that we recommend approval of a 7 foot
variance to the required 20 feet sideyard setback. Roll Call: unanimous.

Subject File 394-67 - Kenneth Fabyanske r.equest for division of lot at 471 Minnesota
Avenue.

The discussion centered on the dedication of 2S feet of the west side of the
property for Cohansey Street. In the past Mr. Fabyanske had the church dedicate
25 feet so that his property would not become landlocked. In order not to delay the
issuing of the building permit it was moved by Membrez and seconded by Remsburg that
we recommend approval of the division of the lot and request that Mr. Fabyanske
dedicate 30 feet on Lovell Avenue and 2S feet on Cohansey Street, with sufficient
property on Cohansey Street for a cul~de~sac within the next six months. Roll
Call: unanimous.

Subject File 395-67 - Raymond Wewers request for vacation of Ida Avenue between
County Road B-2 and Grandview Avenue.

As no one was present to explain this request it was laid over until our next meeting.

Subject File 363-66 H. & Val J. Rothschild ~ request for rezoning from "R=2" to
"R-6" on property located east of Hamline Avenue between County Road C-2 and Judith
Avenue.

After about one hour's discussion regarding legal and moral questions, and other
methods of developing subject property, it was moved by Anderson and seconded by
Remsburg that we recommend acceptance of petitioner's request to withdraw application.
Roll Call: unanimous.

Subject File 77 - Methods of Doing Business. Letter from E. H. Willmus Properties~
Inc. regarding ordinances pertaining to apartment construction.

It was moved by Membrez and seconded by Pope that we recommend that the letter be
answered thanking him for his concern with comments as suggested in the report from
Midwest Planning.& ResearchJ Inc. dated August 2~ 1967. Roll Call: unanimous.
