Roll Call: unanimous, <br /> <br />Subject File 399-67 Joseph Holerud and Aldus Bentley, 2424 North Dale Street, request <br />tor rezonIng 'trom "R-I" and "R-3A" and approval of planned unit development and special <br />use permit for the property north of County Road B and east of Dale Street, <br /> <br />Mr. John Daubney represented Mr, Nowicki who will be the developer of this piece of <br />property. The plan called for 5 buildings with 48 units in each one, All the tenant <br />parking will be underground. That is one underground parking space for each unit and <br />one surface parking spot for each unit for visitors. The storm sewer project has been <br />acted on by the Council. The street will be put in when the project is started. The <br />landscaping for each building will be completed before the next building is started. The <br />two buildings on the south will be built first. The gross area is 781,500 square feet and <br />the net area after allowing for roads is 673,000 square feet. We've had 10 years of <br />blowing sand, land is suitable for apartments but single family homes could be built <br />also, will they increase size of culvert. under County Road B, what about water to the <br />south of County Road B, Mr. Swartz's road isn't too good, what about cul-de-sac at north- <br />west corner, have to look at swimming pool and parking lot, Rosevi1le going apartment <br />crazy, and there are rats in the area because of the filth. After discussion <br /> <br />It was moved by Edlund and seconded by Remsburg that we recommend to the Council that <br />they approve the request for re:z.oning from "R-l" to "R-3A". Also approve the planned <br />unit development and grant the special use permit subject to the performance of the <br />Engineer's report dated February 5, 1968, subject to putting in the road in the first <br />phase, and subject to the landscaping for each unit being completed as each unit is <br />completed. Roll Call: unanimous. <br /> <br />Subject File 413-67 - Roberts Construction Company request for rezoning at 1750 Marion St. <br /> <br />Mr. John Daubney represented Roberts Construction Company, He stated that the drainage <br />problem has been solved. The only area to be rezoned is the 185' x 122' piece that the <br />house is on. The rest of the land is zoned R-3 now, They will dedicate the 30' required <br />for Marion Street and provide a cul-de-sac at the north end of the street. Diameter of <br />d1e cul-de-sac will be 100 feet. They will also drain the swale at the top of the bank <br />down to a new pipe to a manhole to be constructed and then to Lake McCarrons. <br />
