-3-

SubJect File 449-68 Keller Corporation request for special use permit to construct
orhce bUI fdIng higher than one and one half stories within 150 feet of a residential
lot west of Hamline Avenue south of Commerce Street.

Mr. Karl Keller presented the plans for this area. He stated that he would be allowed
to build a 500' long building if he didn't exceed one and one half stories in height.
This would be allowed by our code. However, he wanted a building that had character.
So he is asking for a six story building that would have the same floor space as the 500'
building. This would give more open space for this piece of land. It will be an office
type building and he would like to have possibly a small drug outlet, printing shop,
small supplies shop, and barber shop. These would all be for the building and would
have no outside access.

Dr. Blumberg was lOO% for granting this request.

Dick Hall, 1391 Sandhurst, said the funeral home was turned down because of traffic.
Why the change? There will be more traffic now. Also the building is too high.
Mrs. Lavelle, 2204 North Hamline, wanted to know if they would back out on Hamline.
Mrs. Gilbertson, 1363 W. Sandhurst said there were 17-20 children under 10 and 15
children 10 - 18 years of age. Her main objection was to the traffic and that the build-
ing was too high.

Mr. Paul, 2240 North Hamline, also stated that the building was too high. He wanted to
know if the value of the residential property would go down.

Mr. Frank, 1392 Sandhurst. wanted to be assured that the parking spaces were adequate.

Mr, Karl Keller stated that they had more spaces than the ordinance required and that
they were expecting people to use the space at the northwest corner when the Post Office
lot gets full. He also stated that the west half of the building would start by July 1,
1968, and the other half would be started next year. The cost would be about $1,200,000.
After discussion

It was moved by Pope and seconded by Edlund that we recommend to the Council that they
approve the request for the special use permit for a building of six stories as submitted.
Roll Call: unanimous.

Subject File 450-68 Village of Shoreview comprehensive plan for Village development.
After presentation by Mr. Dahlgren and discussion

It was moved by Demos and seconded by Edlund that we recommend to the Council that they
approve the Village of Shoreview comprehensive plan but that we suggest no apartment
buildings along County Road D east of Lexington. Roll Call: unanimous.

The Chairman instructed that notices be sent out for a special meeting to be held at
the Village Hall on Tuesday, May 21, 1968, at 5:30 p.m.

There being no further business it was moved by Anderson and seconded by Edlund that we
adjourn, Roll Call: unanimous. Time ll:50 P.M,

Respectfully submitted,

Cameron Anderson, Secretary
