Regular Meeting - Roseville Planning Commission
Wednesday, June 5, 1968 - 7:30 p.m.

Members present:
Members absent:
Also present:

Membrez, Anderson, Carpenter, Demos, Edlund and Remsburg
Pope
Dahlgren, Grauel and Goldberg

It was moved by Demos and seconded by Edlund that we accept the minutes of the meeting
of May I, 1968, as submitted. Roll Call: unanimous.

Subject File 451-68 - Robert Covert, variance in setback at 1276 West County Road B

Mr. Chuck Dessen and Mr. Robert Covert spoke on this matter. It was pointed out that
they have a walkout basement with windows that would be blocked if the garage were to
be set back as far as the code requires. He would also lose most of his back yard. The
house across the street is almost on the street. Mr. Kehr at Fernwood and Ryan was
allowed to put his garage this far toward the street. After discussing the possibilities
of having sidewalks in the future which would hinder getting into the garage if this close
to the lot line.

It was moved by Carpenter and seconded by Anderson that we recommend to the Council
that they deny the request for variance in setback at 1276 West County Road B. Roll Call:
Ayes (5) - Nays (1). Demos opposing.

Subject File 452-68 - Richard Alberg, variance in height of fence at 2498 Holton Avenue

Mr. Alberg said that he was misinformed by the Village Hall in regard to this fence and
he has already installed the posts for a six foot fence. He said the neighbors were not
against a fence of this height. After discussion,

It was moved by Demos and seconded by Carpenter that we recommend to the Council that they
approve a variance for a fence witJ1 an overall height of 5-1/2 feet for 50% of the distancE
between the rear of the house and the rear lot line with the balance of the fence to con-
form with the ordinance. Roll Call: Ayes (5) - Nays (I), Edlund opposing.

SUblect File 453-68 - Harry Kath request for rezoning from B-1 to B-2 and R-l to B-2 at
19b ~orth Lex1ngton Avenue.

Clarence Kath and Tom Sweeney spoke for this rezoning. There is a home on the B-1
property now that would be removed. All corners at Roselawn and Lexington are commercial
at present. Petition has been submitted with 28 signatures out of 31 possible that are
within 250 feet stating they have no objection to this rezoning. Harry Kath owns the
property that will be. land locked but he doesn't think this will be a problem. They
propose to put up a PDQ Superette if this rezoning is approved. After discussion

It was moved by Remsburg and seconded by Anderson that we recommend to the Council that
they approve the request for rezoning from 8-1 to B-2 and R-l to B-2. Roll Call,
unanimous.

It was further moved by Edlund and seconded by Demos that we recommend the Council tell
the developer that the building face in a southerly direction and have brick on all
four sides. Roll Call: Ayes (5) - Nays (1). Membrez opposing.
