Roll Call, Ayes: Pope, Kellett, Eagles, Demos, Johnson. Nays:
None.

Commission member Edlund arrived at the meeting at 7 :38 P .H.

Planning File S4l-~? - Bristol Company, Inc. request for rezoning from R-l to R-3A
and special use permit at 3030 North Cleveland Avenue.

Presentation

Mr. Dale Lindquist, President of Bristol Company reviewed the proposal with the members of
the Planning Commission. He indicated that the Planning Commission at their December meet-
ing recommended that the Bristol Company meet with the residents in the area to review any
possible changes in which agreement could be found. Mr. Lindquist stated that represent-
atives from his company did meet with the neighbors and that he felt they had come up with
a solution to this project. He stated it seemed to be the consensus of the neighbors that
they would prefer a development of single family homes in the open space area to the north
of the proposed apartment project. Specifically, there would be four residential lots con-
structed around the cuI de sac on Wilder Street and two additional residential lots fronting
on Cleveland Avenue. He stated that this would move the project approximately 50 feet
furti1er to the south and would reduce the number of apartment units by 12.

Mr. Lindquist stated that he did not personally feel that this was the best use of the land
but that his company was willing to go along with this plan.

Discussion
T

Johnson asked how this particular change effects the original plan as submitted. Mr. Lindquist
indicated that there would now be 86 units proposed instead of the original 98 and that the
four buildings would still remain, and that the project would be moved approximately 50 feet
further to the south. There~s a question as to the parking and it was indicated that it would
also be adjusted to meet any new change in the number of apartment units.

Mr. Ray Schreurs, 3058 North Wilder, wanted to know if the Bristol Company intended to build
the homes, sell the homes, or rent the homes.

Mr. Lindquist indicated that it would probably be the intention of the Bristol Company to
award the construction of the homes to a contractor and that they would sell the lots
individually.

There was quite a bit of discussion between the Commission members as to the merits of the
original plan, or the plan as agreed upon by the residents.
