Lee Erren, representing the Metropolitan Office Equipment Company, presented this <br />request. He stated that there are two other signs presently on the site; one displaying <br />a furniture store and the other the restaurant. He felt that his business could be more <br />effective if he were permitted a variance to construct a sign in line with the other two <br />signs in the area. The sign he is proposing would be 18' in height and the actual sign <br />would be 8' x 8' or 64 square feet in area. <br /> <br />Discussion <br /> <br />No one appeared from the audience on behalf of this proposal. Mr. Erren was questioned <br />by members of the Commission as to whether or not he was aware that the existing two <br />signs were erected prior to the adoption of our ordinance on siQn setbacks. Mr. Erren <br />stated that he was aware of this provision but that he fe 1 t he should be entit led to the <br />same provision as the existing sign owners. <br /> <br />Recommendation <br /> <br />Edlund Moved, Eagles Seconded that we recommend that the request of the ~1etropoli tan <br />Office Equipment Company for variance to signs and front yard setback at 2865 North <br />Snelling Avenue be approved. Nays: Pope, <br />Kellett, Demos. <br /> <br />Planning File 564-70 - Mort Huber request for rezoning from R-I and R-2 to R-3 and from <br />8-1 to B-3 at 700 West County Road B <br /> <br />Present ation <br /> <br />This proposal was presented by Mr. Mort Huber, owner of the property, Mr. Ralph Wagner, <br />associated with Apache Engineering Company, and Mr. Eldon Maurice, architect with the <br />Apache Engineering Company. Mr. Membrez requestet1 that paragraph two of Mr. Dahlgren's <br />planning report on this matter be read to the .residents in the audience. This paragraph <br />states the portion of the ordinance which relates to transitional uses and what could be <br />constructed on this property at the present time due to this provision in the ordinance. <br /> <br />Mr. Ralph Wagner explained the site plans and stated that he is requesting this rezoning <br />after consultation with the Village Consultant Planner and members of the village staff. <br />He stated that he is requesting rezoning from R-I and R-2 to R-3 for the construction of <br />a 42 unit apartment building. He is also requesting rezoning from B-I to B-3 in order to <br />construct a shopping center complex. He stated that the Village Council had already re- <br />zoned a portion of the property for a service station. The shopping center would be of <br />the mall type which would be completely enclosed and heated and air conditioned with <br />approximately 42,000 square feet of space. <br /> <br />Mr. Eldon Haurice, architect, stated that the existing motion products or sign building <br />of the Huber family would remain but would be refaced and completely remodeled when it <br />becomes a part of the shopping center area. It would be constructed of a brick veneer <br />with a lighted top panel displaying the signs of the various shops. The apartment <br />building would also be of a brick veneer, three stories in height with a 42 car capacity <br />garage underground. Mr. Maurice also presented a landscaping plan which indicated <br />screening around the entire track of property with plantings on the south side between <br />the residential property and the commercial property. He stated that the owner of the <br />property would be willing to plant shrubberies and trees on the slopes of the pri~ate <br />property owners to the south if their permission was given. He stated he felt thlS <br />
