Willmus Properties <br />request for rezoning from I-l to B-3 at 2480 North Cleveland Avenue. Roll Call, Ayes: <br />Kellett, Demos, Eagles, Edlund, Membrez. Nays: None. <br /> <br />Planning File 528-69 - <br />~ T <br /> <br />Standard Oil Company request for division of a lot and special <br />use permit (service station) at 2441 North Fairview Avenue. <br /> <br />Presentation <br /> <br />The proposal for the Standard Oil Service Station at the northwest corner of Fairview and <br />County Road B-2 was presented by Hr. Jim Be 11, Attorney. He pointed out that this project <br />was before the Planning Commission a few months ago and they are now returning with a new <br />plan. He pointed out that the service station would be of unique design which would include <br />all the service bays being in the rear of the building. He presented a rendering of the pro- <br />posed building md he felt it would fit in nicely with the surrounding shopping center and <br />bank under construction. The size of the lot has been altered so that they have gained <br />about 500 squan feet of property. 'Ihey have traded eight feet along their west property <br />line for six feet along their north property line. <br /> <br />It was pointed out that the Village and County have plans for upgrading County Road B-2 and <br />Fairview Avenue in the 1970 construction season. <br /> <br />The site plan indicated there would be two driveways on Fairview and two driveways on <br />County Road B-2. The plan shows tl\at the most southerly and most easterly driveways would <br />be located approximately 30 feet from their respective corners. It was pointed out that the <br />present Village ordinance calls for this distance to be 50 feet. Mr. Bell stated that he <br />didn't feel that they would need a variance because their initial application was presented <br />before the ordinance was amended. <br /> <br />Discussion <br />r <br /> <br />Mr. Eagles questioned the lot dimensions of the property. Mr. Bell said they had approxi- <br />mately l60 feet along Fairview and approximately 169 feet along County Road B-2. <br />Mr. Edlund felt that the location of the driveways was very important. As Mr. Dahlgren <br />pointed out, the County would not approve the curb cuts along Fairview Avenue as shown. <br /> <br />Recommendation <br /> <br />Edlund Moved, Eagles Seconded, that the Standard Oil Company request for division of a lot <br />and special use permit (service stAtion) at 2441 North Fairview Avenue be laid over for a <br />month, and that they obtain a letter from the Ramsey County Engineer's Office regarding the <br />location of driveways on Fairview Avenue. Roll Call, Ayes: Kellett, Demos, Eagles, Edlund, <br />Membrez. Nays: None. <br /> <br />Eagles Moved, Edlund Seconded, that the meeting be adjourned at 11:00 P.M.
