<br />-2- <br /> <br />Planning File 581-70 - BanCon, Incorporated approval of Preliminary Plat, Westwood Village <br />Townhouse Plat No. 3 at approximately 445 West Cou.nty Road C. <br /> <br />Mr, Ted Glasrud of Ban Con, Incorporated, presented the drawings showing the proposed pre- <br />liminary plat located on County Road C west of Western Avenue. The plat consists of 38 <br />lots facing the pond to the north and will have two driveway entrances onto County Road C, <br />one at each end of the project. The lot at the corner of Western Avenue was shown as a <br />pool area. The lots will be staggered and walkouts facing the pond. Average price to be <br />$50,000.00 per unit. <br /> <br />Mr. Pope noted that the spacing between the group of units was rather small at 5 to 6 feet <br />and questioned if this could be increased. <br /> <br />Mr. Membrez questioned Mr. Glasrud as to the number of children in the existing townhouses. <br />Mr. Glasrud did not have the answer. <br /> <br />Mrs. Robert aoeritz, 2608 Rose Place, questioned the traffic already present on County Road <br />C and felt that this number of units would increase that traffic far more than residential <br />homes would contribute. <br /> <br />Mrs. Harrington, 2670 Western Avenue, questioned whether this was a firm commitment on <br />BanHCon 's part it the rezoning was approved. <br /> <br />Allen SWenson, 430 West County Road C, stated that he just recently purchased his home from <br />Ban Con and was told that nothing would be built on the property across the street. <br /> <br />Mr. Membrez felt that there would be less chance of traffic accidents with this development <br />because of the fewer driveway openings onto County Road C. <br /> <br />Mr. Eilund questioned if one or more units could not be left out to obtain more open space. <br /> <br />Mr. Membrez pointed out that there were additional charges for sanitary sewer in the amount <br />of $3,063.00 and for watermain, $l,670.73. <br /> <br />Recormnendation: Mr. Kellett Moved, and Mr. FOpe Seconded, that tbey recormnend to the Coun- <br />cil, the approval of the rezoning and the preliminary plat for Ban Con's Westwood Village <br />Townhouse Plat No. 3~w.ith suggestion that units 6, 7 and 8 of Block 2, be relocated to the <br />east end of the project and that the pool be located in the center area, so as to develop <br />more open space for this project. Roll Call, ~ves z Kellett, Demos!, Pope, Eilund and Membrez. <br />Nays: None <br />Planning File 582-70 - Robert Reinecke variance to sideyard setback at 279l North Griggs st. <br /> <br />Mr. Gordon HOltz of Bergman Builders, representing Mr. Reinecke, presented the plan for this <br />setback. Variance is from 30 feet to 26 feet setback on Judith Avenue or a variance of 4 <br />feet. Access to the garage will be off of Griggs Street. <br /> <br />There was li'ttle discussion and no one appeared :i.n favor or opposition. <br /> <br />Recommedation: Mrs. Demos Moved, and Mr. Etlllmd Seconded, reco:mm.endation to the Village <br />Council that the variance to sideyard setback at 279l North Griggs Street by Robert Reinecke <br />be approved. Roll Call, Ayes: Kellett, Demos, FOpe, Dilund and Membrezo Nays: None. <br /> <br />Planning File 583-70 - Russell Zappafor relocation of dwelling to l325 West Eldridge Ave. <br /> <br />Mrs. Zappa has stated. that they are requesting to have their home moved from Victoria and <br />T.H.36 to l325 West Eldridge Avenue. Their home is being moved because of the Victoria and <br />T.H. 36 overpass construction. <br /> <br />!:'here was no discussion on this. Mr. IDilund Moved, and Mr. Pope Seconded, that recommenda- <br />ion be made to the Vill~ge Council that the relocation of dwelling to l325 West Eldridge <br />
