<br />Roseville Planning Comrnis~' "'11 Meeting <br />Wednesday, May 5, l. 1 <br /> <br />The May 5, 1971, meeting of the Roseville Planning Commission was called to order by <br />Chairman Membrez at 7:35 PoMo <br /> <br />Members present: Edlund, Deros, Eagles~ Jolmsoni Kellett, Membrez6 <br />Pope arrived at 7:40 PoM, <br /> <br />~mbers absent: None <br /> <br />Others present: Councilman Albert Grauel, Public Works Director Shennan Goldberg, <br />Midwest Plarming representative Dick DynelL <br /> <br />Planning File 618~71 - Wil1mus Construction Company sign variance to setbacks and <br />heights at 2480 North Cleveland Avenue <br />Presentation <br />Howard Stacker, Attorney representing Willmus Properties, stated that they are filing <br />an all'ended applicationo The variances are requested from the following sections of the <br />zoning ordinanceo Sectinn 14,580, 1, 2 and 3, which include variance to setback, <br />height~ gross area of signs that are in question, lie stated that they will require a <br />variance of 15 feet for the front yard setback (Cleveland Avenue) and a variance of <br />10 feet to the side yard setback (County Road B=2) The height of the sign will be 35 <br />feet while the ordinance states 25 feet maximumo The gross area of the pylon sign to <br />be located at the southwest comer of the property is 230 square feet per sideo The <br />reason for the variance is to provide adequate signing for the restaurant so that it will <br />be visible from TH 3Slvo <br /> <br />Discussion <br /> <br />There was discussion amongst the Planning Corranission as to the interpretation of the <br />code, whether gross area Il'eant one side or both sides, They felt that the gross area <br />Il'eant one side of the signo <br /> <br />Mrso Deros questioned the other signs that would be on the building or propertyo <br /> <br />Mro Stacker indicated that a Nino Steak Roundup sign would be on the west side of the <br />building of approximately 28 square feet, and a logo sign on the south side of the <br />buildingo It was stated that the signs in question are all standard Nino signso <br /> <br />Mrso Demos questioned the total square footage of all signs for the property 0 <br /> <br />Mr, Stacker said it was his interpretation of the ordinance that they could be allowed <br />553 square feet while they are proposing only 228 squ<'\,re feet 0 <br /> <br />No one appeared in opposition, <br />RecoJ1lI'lendation <br /> <br />Mro Eagles moved and Mro Johnson seconded, that the Commission recommend approval <br />of the variance to height, setback and gross area for the signs for Wi1lmus Construction <br />Company at 2480 North Cleveland Avenue; and that these signs would include a pylon, <br />Nino Steak Roundup, sign on the west side of the building and a logo sign on the south <br />side of the buildingo (The plans on file are labeled Exhibits Noo 1 and No, 2), Roll <br />Call, Ayes~ Pope, Edltmd, Demos, Eagles, Johnson, Kellett and M:!mbrezo Nays: None" <br /> <br />Planning File 620=71 = Arlington Properties request for rezoning from R~l to R=3 and <br />special use permit at 2995 Troseth Road <br /> <br />Presentation <br /> <br />John Daubney, Attorney, appeared to represent the Arlington Properties who will be <br />the developers of the property in question" He described the location of the project <br />
