Mr. Rosland agreed and said that
perhaps the benn abutting the parking lot, on the northern portion of the
property, could be made higher than the balance of the benne (A benn is
planned along the western boundary of the property). Roll Call, Ayes: Demos,
Kellett, Edlund and Pope, Nays: None.

Planning File 629-71 - Zimmennan Realty Request for rezoning from R-l to BIB,
Special Use pennit, and Variances to height 1imitatims
and setback at 2350 North Snelling Avenue

Presentation

Mr. JOM Daubney, attorney representing Zimmennan Realty, indicated that Zimmennan
is currently paying in excess of $15,000 in annual taxes on the property. Therefore,
it is economically unfeasible to let the land stand vacant. Mr. Daubney stated that
the request to the State Highway Department for re-conveyance of the flowage easement
on Zinunennan Lake, set at elevation 930 feet is currently pending. Zinmennan is
requesting that the new flowage easement be established at elevation 924 feet or less.
Mr. Daubney indicated that because of the new stonn drainage outlet in the lake and
the fact that County Road B-2 is at an elevation 928 feet, that there was no longer
need for the 930 foot drainage easement. The easements were originally granted be-
cause both the state and village dumps stann water into Zinunennan Lake.

Mr. Tom Hausen, architect representing Zimmennan Realty, made the saroo slide-narrative
presentation as the last meeting. (See Roseville Planning Commission Minutes of
July 7, 1971) 0

Mr. Van Hausen indicated that Zimmennan Realty would be willing to agree to a condition
that ground breaking would occur one year after the rezoning would be granted.
