Shennan Winthrop, representing Hr. Knutson, indicated that the original plan <br />showed only 8 parking spaces for the gas station; whereas, 11 are required by Village <br />Code. He indicated that a revised plan now provides for l2 spaces. '.1r. Winthrop <br />indicated that all the signs on the property, in tenns of size and setback, would meet <br />the requirenents of the Village Code. He also stated that the Kentucky. Fried Chicken <br />franchise which was to have been located to the west of the gas station is no longer be- <br />ing considered since negotiations with that company have broken down 0 He also stated <br />that Mr. Knutson was aware of the COlU1ty's need for an additional lO feet on County Road <br />B and that the development can adjust to that need. The Hobil Oil Company and Burger <br />King Company which is proposed to be located south of the gas station are aware of the <br />plans to change the access road by the State Highway Departnent and both feel that they <br />can live with the proposed plan. <br /> <br />Discussion <br /> <br />Mr. Membrez indicated that the Commission would find it almost impossible to proceed <br />ahead on the application because no additional infonnation as to final plans for the <br />intersection have been provided by the State Highway Departmento Mro Membrez felt that <br />to proceed ahead at this time ,,,ould not be in the best interests of the Village. <br /> <br />Mr. Winthrop stated that he would be very happy to meet with members of the Commission in <br />a joint meeting with the Highway Department. l-Ie also stated that the State Highway Depart- <br />ment has told him that the upgrading of County Road R and Snelling intersection would not <br />occur for at least five years and possibly not for lO years. Mr. Winthrop felt that the <br />development of a gas station on this particular location would be the best use of the land. <br /> <br />Mr. Richard Minor, the Union Oil Dealer across the street from the proposed gas station, <br />indicated that Union Oil has attempted to build a new station on their present location <br />but have been lU1ab1e to proceed until the Highway Department finalizes their intersection <br />plans. <br /> <br />Mr. Edlund stated that until the plans are finalized from the State Highway Department he <br />was reluctant to proceed ahead with the application0 He felt it was the Commissionis <br />responsibility to detennine the highest and best use of the property and that it was <br />impossible to do that until all the facts \'Jere knm'ffi.o <br /> <br />Recorrmendation <br /> <br />}.1rs. Demos moved and Mr. Edlund seconded, that Richard Knutson's request for special use <br />permit for a service station at 215l North Snelling Avenue be laid over until the next <br />Commission meeting.
