Johnson stated that he was not particularly impressed with the <br />design of the proposed building. <br /> <br />Mr. Membrez asked if the developer would consider more landscaping on <br />the westerly portion of the property to screen the apartment building <br />from the residential area. <br /> <br />Mr. Roberts indicated that he would certainly be willing to comply with <br />that request. <br /> <br />Mr. Kellett indicated that he would like to see additional landscaping <br />plans to include location, size and number of trees and shrubs. He, <br />therefore, recommended that the application be continued until the next <br />meeting. <br /> <br />Mr. Pope indicated that he would like to see more specifics as to the <br />exterior of the building. <br /> <br />Recommendation <br /> <br />Mr. Kellett Moved and Mr. V. Johnson Seconded, that Paul Roberts' request <br />for special use permit for a three story building in B-1 zoning within <br />150 feet of a residence, multiple family in B-1 district and multiple <br />family over 24 units at 2075 Rice Street, be laid over until the next <br />regular Commission meeting. Roll Call, Ayes: G. Johnson, V. Johnson, <br />Membrez, Demos, Eagles, Kellett and Pope. Nays: None. <br /> <br />Planning File 675 - Preliminary Plat, Kline Industrial Park, 2800 Long <br />Lake Road <br /> <br />Presentation <br /> <br />Mr. Jean Parranto appearing on behalf of the applicant indicated that the <br />plat had been provided to the Commission and he would be happy to answer <br />any questions they might have. <br /> <br />Discussion <br /> <br />Mr. Goldberg indicated that when Interstate 35 W was constructed a bridge <br />was proposed over the highway at County Road C-2. In line with that pro- <br />posal, the right-of-way on the north side of County Road C-2 was obtained. <br />However, the right-of-way on the south side of C-2 was not obtained. <br />Because of the uncertainty of whether the bridge will ever be constructed, <br />it is recommended that an agreement similar to the one with the Holiday Inn <br />people be completed. This agreement would indicate that in the event the <br />easement were needed for the construction of the bridge, that the Village <br />would not be required to pay damages to the property owner over and above <br />the cost of the value of the property. <br /> <br />Mr. Parranto felt that the possibility of a bridge being constructed at <br />that location was very remote, primarily because County Road C-2 ends <br />at Fairview and is not a thru street. He also questioned the need for the <br />agreement since the construction of the bridge remains such an uncertainty. <br />
