<br />-3- <br /> <br />Mr. George Johnson indicated that he saw two problems in the proposed <br />development; (1) the lack of adequate access to the property; (2) the <br />lack of green areas on the development. <br /> <br />Mr. Vern Johnson also expressed his concern over the inadequacy of the <br />green area and stated that perhaps the Commission could consider a <br />variance to the parking requirements of the Village Code. Mr. Membrez <br />stated that as he remembered previous discussions, alternatives were not <br />available as to additional access to the property, therefore, he felt that <br />it would have to remain as is. He indicated that he had no objections to <br />the proposed development. <br /> <br />Mr. Eagles also expressed his concern over all of the parking on the site. <br />However, he did not feel that the parking requirements should be reduced <br />or that a variance should be granted. <br /> <br />Mrs. Demos was disturbed by the lack of green area and she indicated it <br />was her opinion that the parking requirements should not be reduced. <br /> <br />Mr. Pope f~lt that perhaps the large parking areas could be broken up with <br />landscaping. <br /> <br />Recommendation <br /> <br />Mr. Eagles Moved and Mrs. Demos Seconded, that Zimmerman Realty's request <br />for rezoning from R-l to B-lB; special use permit and variance to height <br />limitation and setback at 2350 North Snelling Avenue be laid over until <br />the next regular Commission meeting. Roll Call, Ayes: G. Johnson, V. <br />Johnson, Membrez, Demos, Eagles, Kellett and Pope. Nays: None. <br /> <br />Planning File 674 - Paul Roberts request for special use permit for a <br />three story building in B-1 zoning within 150 feet <br />of a residence, multiple family in B-1 district, and <br />multiple family over 24 units at 2075 North Rice Street <br /> <br />Presentation <br /> <br />Mr. Roberts indicated that the property is presently zoned B-1 and <br />consists of approximately 2.2 acres. The development would include 48 <br />apartment units, (36 one bedroom units and 12 two bedroom units). No <br />variances to setbacks are required. <br /> <br />Discussion <br /> <br />Mr. R. Peterson voiced his concern about the drainage in the area. <br /> <br />Mr. Goldberg discussed the drainage situation on the property and <br />indicated that the Village is proposing that a 10 foot easement for <br />drainage purposes on the south portion of the property be obtained. <br />Mr. Roberts was agreeable to such an easement. <br /> <br />Mr. Roger French inquired if the only access to the development would be <br />from Rice Street. <br />
