Johnson Moved and Mr. Membrez seconded, that the Commission <br />recommend approval of Nips, Inc. request for special use permit and var- <br />iance to sign height, size and setback at 2075 North Snelling Avenue. <br />Roll Call, Ayes: G. Johnson. Membrez, Demos and Pope. Nays: V. Johnson, <br />Eagles and Kellett. <br /> <br />Planning File 678 - Grossman Corporation request for special use permit <br />and variance to sign height and size at 2845 North 35 W <br /> <br />Presentation <br /> <br />Mr. Jean Parranto, representing the applicant, indicated that the site <br />consists of approximately 4~ acres. The applicant proposes to develop <br />an automobile sales and service dealership on the property. He indicated <br />that the heights of the proposed signs would be the same as those pre- <br />sently installed at the Kline Oldsmobile Dealership to the south of the <br />Grossman application. He stated that the curbs would be poured in place <br />concrete and that no pennants would be used on the site. <br /> <br />Discussion <br /> <br />Mr. Membrez indicated that the development was a good one and he was in <br />favor of it. <br /> <br />Mr. Goldberg stated that the same condition regarding right-of-way on <br />C-2 should be applied to this application as was applied to the Kline <br />Industrial Park preliminary plat. <br /> <br />Recommendation <br /> <br />Mr. Membrez Moved and Mrs. Demos Seconded, that the Commission recommend <br />approval of Grossman Corporation request for special use permit and var- <br />iance to sign height and size at 2845 North 35 W with the condition that <br />the property owner execute an agreement with the Village indicating they <br />will not contest or claim damages for the right-of-way required on the <br />south side of County Road C-2 resulting from the construction of a bridge <br />over 35 W at C-2. Roll Call, Ayes: G. Johnson, V. Johnson, Membrez, <br />Demos, Eagles, Kellett and Pope. Nays: None. <br /> <br />Planning File 679 - LaSalle Carthage Company request for division of a <br />lot and special use permit at 2545 West County Road C <br /> <br />Presentation <br /> <br />Mr. Lindemann, representing LaSalle Carthage, indicated that the property <br />is currently zoned 1-2 and consists of approximately 8-~ acres. He is <br />seeking a division of a lot into a parcel of approximately 5-~ acres and <br />a parcel of approximately 3 acres. The smaller parcel will continue to be <br />utilized for residential purposes and the larger parcel he proposes to <br />develop as a motor freight and truck terminal. The terminal will have <br />truck access off County Road C and the development will obtain water and <br />sanitary sewer service from the Village of St. Anthony. Mr. Lindemann <br />indicated he would be agreeable to dedicating 10 feet of right-of-way for <br />County Road C. <br />
