<br />-10- <br /> <br />Planning File 696 - William Leonard request for rezoning from R-l to R-2 and <br />variance to sideyard setback at 1163, 1173, and 1179 <br />County Road D <br /> <br />Presentation <br /> <br />Mr. Leonard indicated that he contemplated constructing double bungelows on the <br />three parcels to be rezoned. He stated that he has previously attempted to sell <br />the lots for single family without any success. <br /> <br />Discussion <br /> <br />Mr. Membrez pointed out that the parcels in question had previously been proposed. <br />for the construction of a franchise day care center. <br /> <br />Mr. G. Johnson indicated that perhaps it would be possible for the developer to <br />utilize the property for only two double hames. <br /> <br />Mr. Leonard indicated that this would not prove to be economically feasible. <br /> <br />Mr. Membrez indicated that he felt the rezoning would be appropriate for the area. <br /> <br />Mr. Skalicky stated that because of the conflict with the storm sewer main on <br />County Road B, that lots 11 and 12 would have to be service by extending a sewer <br />line from Sandhurst Avenue between Lot 1 and 2, and that Mr. Lennard would have to <br />obtain an easement for this purpose. He also pointed out that the engineering de- <br />partment recommends that the applicant construct a T turn around so that people will <br />not have to back their cars out onto County Road B. <br /> <br />Mr. Leonard indicated that he planned to construct a T turn around. <br /> <br />Recommendation <br /> <br />Mr. Membrez moved. and Mr. Eagles seconded, that the Commission recommend approval <br />of William Leonard's request for rezoning from R-l to R-2 and variance to side yard <br />setback at 1163, 1173 and 1179 County Road B. Roll Call, Ayes: Membrez, Demos, Eagles, <br />Kellett and Pope. Nays: G. Jolmson and V. Johnson. <br /> <br />Planning File 687 - Arthur Biesang request for variance to side yard setback at <br />2263 Del1wood Avenue <br /> <br />Presentation <br /> <br />Mrs. Beisang indicated that they were seeking a variance to the Village ordinance on <br />the side yard setback. They propose to construct a garage which would be situated 3 <br />feet fram the side property line. A letter was on file from the neighbor adjacent to <br />the proposed constructinn indicating they had no opposition to the variance. <br /> <br />Recommendation <br /> <br />Mr. Membrez moved and Mr. Kellett seconded, that the Commission recommend approval <br />of Arthur Beisang's request for variance to side yard setback at 2263 De11wood Ave. <br />Roll Call, Ayes: Membrez, Demos, Eagles, Kellett, G. Johnson, V. Jolmson and Pope. <br />Nays: None. <br />
