<br />-11- <br /> <br />Planning File 688 - Myra Rice request for division of a lot at 1957 Roselawn <br />Presentation <br /> <br />George Rice indicated that they are seeking to divide a lot consisting of about <br />one and one-half acres into two parcels, both of which would meet the require- <br />ments as to size of the Village code. <br /> <br />Recorrnnendation <br /> <br />Mr. Eagles moved and Mrs. Demos seconded, that the Corrnnission recorrnnend approval <br />of Myra Rice's request for division of a lot at 1957 Roselawn with the condition <br />that a 30 foot dedication for right-of-way purposes be made on Ryan Avenue and <br />that evidence of proof of payment of assessments on Ryan Avenue be presented. Roll <br />Call, Ayes: Membrez, Demos, Eagles, Kellett, G. Johnson, V. Johnson and Pope. <br />Nays: None. <br /> <br />Planning File 691 - Paul Thoemke request for variance to side yard setback at 459 <br />Centennial Drive <br /> <br />Presentation <br /> <br />Mr. Thoemke indicated that he is proposing to construct a garage within 7 feet of <br />the side yard property line. The proposed garage would abut an existing garage on <br />the adjacent lot. He indicated that the reason that he cannot construct the garage <br />to the rear of the property is that there is a severe grade problem which would pro- <br />hibit fill for purposes of construction. <br /> <br />Recommendation <br /> <br />Mr. Kellett moved and Mr. G. Johnson seconded, that the Corrnnission recorrnnend approval <br />of Paul Thoemke's request for variance to side yard setback at 459 Centennial Drive. <br />Roll Call, Ayes: Membrez, Demos, Eagles, Kellett, G. Johnson, V. Johnson and Pope. <br />Nays: None. <br /> <br />Planning File 692 - Donald Fisher request for variance to side yard setback at <br />2939 Mildred Drive <br /> <br />Presentation <br /> <br />Mr. Fischer appeared before the Corrnnission and indicated that he is seeking a <br />variance from the 30 foot setback requirement for a corner lot for the purpose of <br />constructing a detached garage within 8 feet of the property line. The property in <br />question corners on Mildred Drive and Arthur Place. Arthur Place is an illlimproved <br />street and at present it is illlknOwn as to when or if it would be improved. Much of <br />the illlimproved Arthur Place is currently illlder water. <br /> <br />Discussion <br /> <br />Mr. Pope indicated that the granting of a 22 foot variance on this parcel was <br />quite significant and should Arthur Place be improved would place the garage too <br />close to the street. <br />
