<br />-9- <br /> <br />Planning File 720 - Gluek Brewing Company rezoning from R-l to R-3A at 2850 North <br />Fairview Avenue <br /> <br />Presentation <br /> <br />Mr. Jean Parranto, representing Gluek Brewing Company, indicated that the property <br />is presently zoned R-1 and contains approximately 5.5 acres. He stated that Gluek <br />was seeking a rezoning to R-3A. He pointed out that the Roseville Comprehensive Plan <br />suggests that the property in question be developed as multiple family. He stated <br />that the applicant is not submitting a particular development plan with this rezon- <br />ing because it is unknown when actual development of the site will occur. He did <br />present an example of a development plan that could occur on the property. He <br />stated that because it was decided to construct the new County Road C-2 on the north <br />portion of the property in question, that the assessments to be paid by Gluek Brewing <br />Company are of a large magnitude, and that Gluek must, therefore, proceed ahead with <br />the rezoning application. <br /> <br />Discussion <br /> <br />Don fuet, 1794 Maple Lane, presented to the Commission a petition signed by thirty <br />property owners in the area adjacent to the property in question which indicated <br />their opposition to the rezoning from R-1 to R-3A and asking that every effort be <br />explored to maintain the property as R-l, or the next successive zoning. The <br />petition also requested thatprior to any rezoning, the developer be required to <br />present a site plan and construction schedule which would have been reviewed by the <br />Fairview Heights Civic Association. <br /> <br />Chairman Pope read a letter from the Midland Videen, Inc. firm stating that they own <br />and are developing R-l lots directly across County Road C-2 from the property in <br />question and requesting that the Village Council and the Village Planning Commission <br />refuse the proposed rezoning. <br /> <br />Mr. Pope stated that it has been the policy of the Planriing Commission to require a <br />specific development plan included with any proposal for a rezoning request. <br /> <br />Mr. Vern Johnson also indicated that he would want to see a specific plan before he <br />would consider a rezoning of this property. <br /> <br />Recommenda tion <br /> <br />Mr. G. Johnson moved and Mr. Kellett seconded, that the Commission recommend denial <br />of Gluek Brewing Company's request for rezoning fram R-1 to R-3A at 2850 North Fair- <br />view Avenue. Roll Call, Ayes: G. Johnson, V. Johnson, Membrez, Demos, Kellett and <br />Pope. Nays: None. <br /> <br />Planning File 702 - Glen Mischke request for variance to side yard setback at <br />2211 West County Road C-2 <br /> <br />Presentation <br /> <br />The submission of the completed survey of the property w--as made too late for the <br />Village Planner to complete a report for the Planning Cammission. <br /> <br />Mr. Mischke submitted to the Planning Commission a letter frem Northern States <br />Power Company indicating they would investigate the feasibility of the conveyance <br />of property to the rear of Mr. Mischke's property and that NSP would let him know <br />of their decision at the earliest possible tnne. <br />
