<br />-8- <br /> <br />Planning File 718 - Michels Construction Company request for rezoning from R-l to <br />R-2 at 2986 and 2992 Woodbridge <br /> <br />Presentation <br /> <br />Some of the residents in the area of the application who stated that they lived <br />within 250 feet of the property in question indicated they did not receive notices <br />of the hearing. They indicated it was their desire to have the hearing continued <br />until the next regular Planning Commission meeting since they did not have an <br />opportunity to get together with their neighbors to discuss the proposal. <br /> <br />Mr. Jlin Michels, representing Michels Construction Company, indicated that he was <br />agreeable to laying the matter over until the next Corrnnission meeting. <br /> <br />Recommendation <br /> <br />Mrs. Demos moved and Mr. Membrez seconded that Michels Construction Canpany's <br />request for rezoning from R-l to R-2 at 2986 and 2992 Woodbridge be laid over until <br />the next regular Commission meeting. Roll Call, Ayes: G. Johnson, V. Johnson, <br />Membrez, Demos, Kellett and Pope. Nays; None. <br /> <br />Planning File 719 - Condor Corporation request for variance to sign size and <br />setback at 2860 North Snelling Avenue <br /> <br />Presentation <br /> <br />A representative of Condor Corporation indicated that the property in question is <br />presently being developed as an All State Insurance Service and Sales Center. He <br />stated that Condor was seeking a variance to the sign size and setback. The ord- <br />inance provides for a maximtun of 70 square feet on each face of the sign and the <br />applicant proposes to erect a sign of 90 square feet per face. The ordinance <br />requires a minimum of 28~ foot setback from the front property line. Condor <br />proposes a 12~ foot setback. <br /> <br />Discussion <br /> <br />Mr. Mike Schneider, Centennial Avenue, inquired as to what hardship necessitated <br />a variance to the size of the sign. <br /> <br />Mr. Roger McBeane, All State representative, indicated that there was no real hard- <br />ship that they could point to. <br /> <br />Mr. Kellett inquired as to what the function of the building would be. <br /> <br />Mr. McBeane repolied that it would be used primarily for purposes of sales and <br />service claims. <br /> <br />Mr. V. Johnson indicated that he did not feel there had been a hardship established <br />for the granting of either variance request. <br /> <br />Reconunendation <br /> <br />Mr. Membrez moved and Mr. Kellett seconded, that the Corrnnission recannmnd approval <br />of Condor Corporation's request for variance to sign setback at 2860 North Snelling <br />Avenue and recorrnnend denial of Condor Corporation's request for variance to sign <br />size at 2860 North Snelling Avenue. Roll Call, Ayes: G. Johnson, Membrez, Demos, <br />Kellett and Pope. Nays: V. Johnson. <br />
