<br />-2- <br /> <br />Mr. Pope stated that the future land use of this residential property is unlalown at <br />the present time, but the possibility exists that changes in land use could occur in <br />the next few years. He expressed concern about pennitting the division of the lot in <br />this particular neighborhood, but since the potential purchaser was aware of the <br />situation in the area, that he would not be opposed to the division. <br /> <br />Mr. V. Johnson also indicated his concern about dividing the lot in this neighborhood, <br />and asked that the C01.IDcil be made aware that the applicant stated he was willing to <br />increase the north-south length of the northern parcel from 110 feet to 120 feet. <br /> <br />Recommendation <br /> <br />Mr. Eagles moved and Mr. Kellett seconded, that the Commission recommend approval of <br />Frank Modjeska's request for division of lot at 2295 Highway 36. Nays: None. <br /> <br />Planning File 730 - Study of Noise Level at the Interchange of Highway 36-280-35W <br />(north side) <br /> <br />Discussion <br /> <br />Mr. North stated that he had talked to Kermit McCrae, Assistant Engineer, State <br />Highway Department District 9. Mr. McCrae indicated that the Highway Department would <br />be willing to conduct noise tests in the Spring and &mnner of 1973 to determine the <br />sources of noise in the area. <br /> <br />Mr. McCrae also stated that the Highway Department was very interested in what the fut- <br />ure land use for the residential neighborhood on the north side of 36 would be. <br /> <br />Mr. Pope requested that the Village staff report back to the Planning Commission on the <br />status of the noise tests at the April 1973 meeting, and that the Highway Department <br />could present the results of their investigation at the May Planning Corrnnission meeting. <br /> <br />Recommendation <br /> <br />Mr. Eagles moved and Mrs. Demos seconded, that the Study of Noise Level at the inter- <br />section of Highways 36-280-35W (north side) be laid over until the regular April, 1973 <br />Camnission meeting. Jolmson and Pope. <br />Nays: None. <br /> <br />Planning File 728 - Connnercial Parking Requirements <br /> <br />Discussion <br /> <br />Mr. Dwinell summarized the report which he had prepared on commercial parking require- <br />ments. <br /> <br />Mr. V. Jo1mson indicated that he was in general agreement with the Barton Asrnnann <br />Consulting firm formula which had been developed for the Dayton Hudson Corporation <br />with the exception that a retail development containing 25,000 square feet or less <br />would not require 7 parking spaces per 1,000 square feet. He felt that because of the <br />small size, that approximately 5.5 spaces would be sufficient. The Barton Ashmann <br />fonnula establishes a parking ratio of 7 spaces per 1,000 square feet for the first <br />200,000 square feet of gross leasable floor area; 5.5 parking spaces per 1,000 square <br />feet for the next 600,000 square feet of gross leasable floor area, and S parking spaces <br />per 1,000 square feet for over 800,000 square feet of gross leasable f1oc~ area. <br />
