<br />-3- <br /> <br />Planning File 742 - Q & W Development Company request for rezoning from I-I to B-3, <br />special use permit and variance to sign height and size at 2755 <br />Long Lake Road <br /> <br />Presentation <br /> <br />Mr. Tom Rooney, attorney representing the Q & W Developnent Company indicated that <br />his client is seeking a rezoning to B-3 and special use permit which would permit the <br />sales and service of Winnebago MOtor Homes. He also indicated that his client is <br />seeking a variance which would permit a 40 foot high sign with a total area of 237 <br />square feet on each face. The code permits a maximum height of 25 feet and 100 square <br />feet in area. A representative of the Wirmebago Realty Corporation indicated that <br />this development would be used as a prototype of future sales and services developments <br />for Wizmebago across the COtmtry. The project is anticipated to cost approx:imately <br />3/4 of a million dollars. <br /> <br />Discussion <br /> <br />Mr. Pope preferred that breakoff block be utilized on the exterior of the building <br />instead of regular concrete blocks. <br /> <br />Mr. Membrez felt that the proposed developnent would be a fine addition to the Village. <br /> <br />Mr. Jean Parranto suggested that no parking or storage of vehicles be pennitted <br />within 30 feet of the front property line. He also asked that the Commission give <br />careful consideration to the height of the proposed sign. He stated if the sign variBIlce <br />were approved that it was very possible that White Motor Company may also be requesting <br />a sign variance in the future. <br /> <br />The Winnebago Realty representative indicated that in order to have visibility from <br />Highway 35 W that the sign variance was necessary. <br /> <br />Mr. Pope indicated that the other sign height variances that have been granted along <br />Highway 35 W had worked out very well. <br /> <br />Mr. Pope indicated that if this variance were granted to a location which is away from <br />the freeway, that the Commission would probably ~e faced with the prospect of other <br />similar requests in the future. He indicated that perhaps the sign ordinance deserves <br />to be reviewed. <br /> <br />Reconunendation <br /> <br />Mr. Eagles moved and Mr. Membrez seconded that the Commission recommend approval of <br />Q & W Development Company's request for rezoning from I -1 to B-3 and special use permit <br />at 2755 Long Lake Road with the condition that breakoff block be used for the exterior <br />of the building in place of regular concrete block. Roll Call, Ayes: G. Johnson, <br />Membrez, Demos, Eagles and Pope. Nays: None. <br /> <br />Mr. Eagles moved and Mr. G. Johnson seconded, that the C(JIJJIlission reconnnend approval <br />of Q & W. Development Company's request for variance to sign height and size at 2755 <br />Long Lake Road. Roll Call, Ayes: G. Johnson, Membrez, Demos, Eagles and Pope. <br />Nays: None. <br /> <br />Mrs. Demos moved and Mr. G. Johnson seconded, that the Commission instruct Midwest <br />Planning and Research to prepare a report regarding signing and to make reconunendations <br />of any changes that should be made in the present Village sign ordinance. Roll Call, <br />Ayes: G. Johnson, Membrez, Demos, Eagles and Pope. Nays: None. <br />
