<br />which showed the exterior and interior of other Red Barn Restaurants in the metropolitan <br />area. The applicant is seeking a rezoning from Shopping Center to B-3 because of the 100 <br />foot setback requirement for building in shopping center districts. <br /> <br />Discussion <br /> <br />Mr. Uttley, Village Planner, indicated that after further consideration he felt that it <br />would be preferable to not rezone the parcel from SC to B-3 but instead grant the necessary <br />variance to setback which would be required if the parcel were to remain Shopping Center <br />District. He indicated that this would provide better control of the property by the <br />Village. <br /> <br />Mr. V. Johnson felt that this would be a more reasonable approach to the application. <br /> <br />Recormnendation <br /> <br />Mr. Eagles moved and Mr. V. Johnson seconded, that the Commission recorrnnend approval of a <br />special use permit, variance to parking requirement, variance to sign setback and variance <br />to building setback required in Shopping Center zoning district with the following con- <br />ditions: <br /> <br />1. That concrete barrier curbs be placed along the east boundary of the <br />leased area. <br />2. That the parking area be stripped to provide a total of 13 diagonal stalls. <br />3. That a concrete barrier curb or pennanent concrete cllrbing be installed along <br />Fernwood to the proposed driveway entrance. <br />4. That the light pole on the sign island be replaced with lights attached to the <br />building. <br /> <br />Roll Call, Ayes: Membrez, Demos, Eagles, V. Johnson and Kellett. Nays: None. <br /> <br />The Commission also recorrnnends that the applicant investigate the feasibility of moving <br />the access on Larpenteur Avenue further to the east to avoid the problem of having Red Barn <br />customers who park in the Spartan parking lot having to walk across a maj or entrance point <br />to get to the restaurant. <br /> <br />Planning File 763 - Mary Knutson request for variance to sign setback at 2111 North <br />Snelling Avenue <br /> <br />Presentation <br /> <br />No one was present to represent the applicanL <br /> <br />Recommendation <br /> <br />Mr. Membrez moved and Mr. Eagles seconded, that Mary Knutson I s request for variance to <br />sign setback at 2111 North Snelling Avenue be laid over until the regular July Planning <br />Commission meeting. Roll Call, Ayes: Membrez, Demos, Eagles, V, Johnson and Kellett. <br />Nays: None. <br /> <br />Planning File 709 - Capital Improvement Program Planning <br /> <br />Mr. Membrez moved and Mr. Eagles seconded, that Capital Improvement Program Planning <br />be laid over until the regular July Commission meeting. Roll Call, Ayes: Membrez, <br />Demos, Eagles, V. Johnson and Kellett. Nays; None. <br />
