<br />Planning Commission Meeting <br />Wednesday, October 3, 1973 <br /> <br />The October 3, 1973, regular meeting of the Roseville Planning Commission was calle~~ <br />to order by Acting Chairman G. Johnson at 7:30 P.M. <br /> <br />Members present: V. Johnson, Demos, Eagles, Kellett and G. Johnson. Pope arrived <br />at 8:30 P.M. <br /> <br />Members absent: Membrez <br /> <br />Others present: Village councilman Albert Grauel, Midwest Planning representative <br />Howard Dahlgren, Public Works Director Charles ~bnchell and <br />Administrative Assistant Steve North. <br /> <br />Approval of Minutes <br /> <br />Mr. V. Johnson moved and Mrs. Demos seconded, that the minutes of the regl,1lar meeting <br />of September 5, 1973, be approved with the following amendment: Page 2, paragraph 1, <br />should read: <br /> <br />'~r. Membrez commented that he travels Dale Street every day and has never seen <br />a car stuck on that street at any time." <br /> <br />Roll Call, Ayes: V. Johnson, Demos, Kellett and G. Johnson. Nays: None. <br /> <br />Planning File 784 - Roland Fleck request for rezoning from R-l to R-6 at 2420 <br />County Road C <br /> <br />Presentation <br /> <br />Mr. James Holmes, Attorney representing the applicant, indicated that Mr. Fleck intends <br />to construct 36 townhouse units on approximately 4 acres. He stated that the develop- <br />ment was in conformance with the Village Comprehensive Plan. The Rocca To,~houses <br />located to the southeast of the proposed development are also owned by Mr. Fleck. <br />Mr. Holmes stated that the applicant desires to plat the property into individual <br />lots for each townhouse tmit as was done with the Rocca TOv.'Tlhouses. However, because <br />there is currently court litigation regarding the exact botmdaries of the property, <br />it would be impossible to do that at present. <br /> <br />Discussion <br /> <br />Mr. Dahlgren indicated that because there is more than one building proposed on the <br />property and the parcel is not platted there should also be a spec~al use permit <br />requested for approval of the site plan. Mr. Holme~ indicated that the applicRnt <br />would be willing to file for the special use permit since he is unable to plat at the <br />present time. <br /> <br />Mr. Honchell commented that an additional ten feet of right-of-way is needed for <br />Cotmty Road D. <br />
