<br />ROSEVILLE PLANNING COMMISSION ~NUTES <br /> <br />Wednesday, February 6, 1974 <br /> <br />The February 6, 1974 regular meeting of the Rosevi11e Planning Commission was called <br />to order by Chairman Bob Pope at 7:45 P.M. <br /> <br />Members present: <br />Members absent: <br />Others present: <br /> <br />Grauel, G. Johnson, Kellett and Pope <br /> <br />V. Johnson, Membrez and Eagles <br /> <br />Midwest Planning Representative Howard Dahlgren, Assistant <br />City Engineer Terry Kramer and Acting City Manager Steve North <br /> <br />Approval of Minutes <br /> <br />Mr. Grauel moved and Mr. Kellett seconded, that the minutes of the regular meeting <br />of January 9,1974, be approved. Roll Call, Ayes: Grauel, G. Johnson, Kellett and <br />Pope. Nays: None. <br /> <br />Planning File 805 - Richard Coverdale request for rezoning from R-1 to R-4 and <br />R-6. Special use permit preliminary plat and vacation of <br />right-of-way at the 1600 block of De11wood. <br /> <br />Presentation <br /> <br />Dick Cottle of Cottle and Herman Architects for Mr. Coverdale and Mr. Steinworth <br />briefly reviewed the application and gave a history of what had transpired at a <br />previous Commission meeting concerning a portion of this application. He also <br />stated that the cl,l-de-sac woul d be dedi cated to the Ci ty, but that the servi ce <br />drives would be privately maintained. <br /> <br />Discussion <br /> <br />Mr. Grauel inquired as to the vacation of Dellwood and was also concerned that the <br />adjoining property owners would not be assessed for any improvements needed for the <br />site. <br /> <br />Mr. Cottle stated that Mro Coverdale would pay for all improvements needed for the <br />site and would provide a curb cut in the proposed lone Street for the property to <br />the north. <br /> <br />Mrs. Doroff, 1730 Ham1ine Avenue North, was concerned with the ~ype of embankment <br />that would be provided from her property to the road and to the development. She <br />also asked about the traffic flow from the site. <br /> <br />N. B. Coil, 1785 De1lwood, wanted to confirm that no traffic would have access to <br />De11wood from the site. <br /> <br />Mr. Grauel stated that he did not believe that this area would ever be developed <br />as single family residential, as the development cost would be too high. <br /> <br />Recommendation <br /> <br />Mr. G. Johnson moved and Mr. Grauel seconded, that the Commission recommend approval <br />of the application with the following conditions: <br /> <br />1. That proper landscaping be provided to the properties north and south of <br />lone. <br /> <br />2. That the developer pay for all improvement costs. <br /> <br />3. That a curb cut be provided to the property owner to the north of lone. <br />
