<br />~2~ <br /> <br />Planning File 835 - Arnold Peterson's request for preliminary plat "Peterson Park <br />Addition" at 1973 North Lexington Avenue <br /> <br />Presentation <br /> <br />My, Arnold Peterson indicated that he proposes to plat his property into three lots <br />for single family homeso <br /> <br />Discussion <br /> <br />Mr, Terry Kramer indicated that the City desires that the plat include the dedication <br />of 30 feet for Ryan Street and l6~ feet for Lexington Avenue, <br /> <br />Reconunendation <br /> <br />ML Membrez moved and Mr 0 Grauel seconded, that the Conunission recommend approval of <br />Arnold Peterson's request for preliminary plat "Peterson Park Addition" at 1973 North <br />Lexington Avenue, with the condition that 30 feet of right~of~way be dedicated for <br />Ryan Avenue and 16~ feet of right~of-way be dedicated for Lexington Avenueo Roll Call, <br />Ayes: Durgin, Grauel, Membrez, Vo Johnson and Go Johnson 0 Nays: None, <br /> <br />Planning File 836 - Ban-Con, Inca request for preliminary plat, vacation of right-of~way, <br />and rezoning from R-6 to R-I at about the 300 Block of Grandviewo <br /> <br />Presentation <br /> <br />Mro Hans Haugen, President, Ban~Con Corporation, indicated that he is requesting a <br />rezoning from R-6 to R-I to permit the platting of single family homesiteso He is also <br />requesting the vacation of some public right~of-wayc The plat will include 33 single <br />family lots 0 <br /> <br />Discussion <br /> <br />Several residents in the neighborhood expressed their pleasme in having the property <br />rezoned for single family residences, <br /> <br />Mro Frank Weiss, 684 Roma Avenue, indicated that he owns a lot on the southwest corner <br />of l.lllimproved Bismarck Avenue and unimproved Matilda 0 He indicated that if Bismarck <br />Avenue were vacated he would have to get to his property on Matilda which is currently <br />unimproved. He stated that in his contacts with the city the reaction to improving <br />Matilda has not been vary favorable, He was concerned that if Matilda were vacated <br />in the future that he would have a landlocked parcel which would be worthless 0 Mr, North <br />stated that it is not the policy of Roseville to create a situation where property is <br />landlocked and that he didn't think it would occur, ML Membrez felt this was a good <br />plan and certainly was unique in that the request was for a down zoning to R-L <br /> <br />Mro North suggested that the Commission may desire to have the pond, located to the <br />East of the proposed plat, included in the plat as a dedication to the City for park <br />purposes, <br /> <br />Mro Hagen has indicated his willingness to dedicate the pond area 0 <br /> <br />RecoTIUIlendation <br /> <br />Mr 0 Membrez moved and Mr G V, Johnson seconded, that the Commission reconunend approval <br />of Ban-Con, Inc. request for preliminary plat, vacation of right-of-way and rezoning <br />from R~6 to R-l at about the 300 Block of Grandview, with the condition that the pond <br />
