<br />Mr Kellett moved and Mr, Durgin seconded, that Country Kitchen's request for rezoning
<br />from R-l to B-2 at 2257 North Rice Street be continued until the next regular Commission
<br />meetIng, and that the applicant prepare a proposed solution to the terrain problem to
<br />assure proper access in the future to the property to the west, Roll Call, Ayes,
<br />G. Johnson, V, Johnson, Kellett. Membrez, Durgin and Grauel, Nays: None.

<br />Planning File 842 - Review of Zoning Ordinance RegardIng Agricultural Uses in R-l Zone

<br />Presentation
<br />
<br />Mr. Dahlgren presented a memo to the Planning Commission regarding a suggested change in
<br />the zoning ordinance. The change would add agricultural uses as a special use in the
<br />R-l zone.

<br />Mr. V, Johnson inquired if the ordinance as written would require the single family
<br />homeowner to obtain a special use permit for a private garden,
<br />
<br />Mr, Dahlgren responded that the ordinance would not require a special use permit for that
<br />type of activity but would require a special use permit for activities when the nursery
<br />stock or produce are going for sale to other parties,
<br />
<br />The staff was instructed to verify with the City Attorney that the ordinance would not
<br />require a homeowner to obtain a special use permit for a private garden on his property
<br />
<br />Recommendation
<br />
<br />Mr, G, Johnson moved and Mr, V. Johnson seconded, that the COm!1HSSIOn recommend adoption
<br />of the following use as a specIal use in the R-l z.onmg distnct, "Agricultural Uses,
<br />excepting commercial animal farms, fur farms, kennels, poultry farms, and feed lots, but
<br />including truck gardening, growing of nursery stock, arboretums, and other horticultural
<br />uses. Any new buildings ancillary to agricultural uses shall not exceed 500 square feet
<br />In area, nor be less than 50 feet from the property line. No retail sales or structures
<br />for such purpose shall be allowed as an agricultural use, The keeping of farm anImals
<br />shall not be permitted excent as allowed in Section 1460010 and 20l,060 of the Roseville
