<br />Ro~eville '&nning Commission Minutes <br />December 4, 1974 <br /> <br />The December 4, 1974 regular meeting of the Roseville Planning Commission was called <br />to order by Chairman Grauel at 7~30 PoMo <br /> <br />Members Present~ Cushing, Durgin, Go Johnson, Va Johnson and Grauel 0 Kellett arrived <br />at 7~40 PoMo <br />Members Absent~ Membrez <br />Staff present~ Midwest Planning representative Howard Dahlgren, Assistant City <br />Engineer Terry Kramer and Assistant City Manager Steve Northo <br /> <br />Approva 1 of r.li nutes <br /> <br />Mro Vo Johnson moved and t1ro Durgin seconded that the minutes of the regular meeting <br />of November 6, 1974, be approved with the following amendment~ Page 3 - Additional <br />Business should read~ !!~1ro Vo Johnson Moved and t1ro Kellptt Seconded, that the <br />tommission instruct the Planner to investigate the possibilities of limiting the <br />number of pylon signs per property or building to one, in order to have request for <br />any additi ona 1 signs bei ng heard before the Pl anni ng Commi ss i on and Council as <br />variances from the codeo" Roll Call on the motion to approve minutes, Ayes: Cushing, <br />Durgin, Go Johnson, Va Johnson, and GraueL Nays: Noneo <br /> <br />Planning File 850 - Yoava K1ucsar request for rezoning from R-2 to B-3 and special <br />use permit at 2599 North Lexington Avenue <br /> <br />P~ent1it;on <br /> <br />Mro Dave Se1lergren, attorney representing Mro K1ucsar, indicated that they wp.re <br />submitting a revised site plan which incorporated many of the changes suggested by <br />the City P1annero He stated that the density of the existing park is 15 units per <br />acreo The density as proposed in the original plan would have been 902 units per <br />acre and the density of the revised plan before the Commission is 803 units per <br />acreo The internal streets of the plan have been re-aligned so that no mobile home <br />units are on top of the sewer easemento Additional areas for recreational use have <br />beer addedo The internal street on the western edge of the property has been moved <br />back from the edge of the pondo Parking areas have been relocatedo The mobile home <br />previously shown adjacent to the existing propane tanks has been movedo The lot <br />sizes have been modified to reduce densityo <br /> <br />Mro Sellergren stated that the app1ic~nt was agreeable to requesting a rezoning to <br />a mobile home park zone,if it were adop~ed by the City, for the property presently <br />zoned R-20 The applicant is not agreeable to rezoning the property presently zoned <br />B-3 to a Mobile Home Park zoneo He stated that there is value in property zoned B-3 <br />and the applicant desires to leave it as sucho <br /> <br />Discussion <br /> <br />Mro Grauel asked what would happen to the area adjacent to Lexington Avenue that is <br />presently used for overnight trailer, etco <br /> <br />Mro Sellergren commented that some of the area adjacent to Lexington Avenue presently <br />covered with asphalt would be used for mobile homes but that no mobile home would <br />be located closer to Lexington Avenue that the existing single family home occupied <br />by the property ownero <br /> <br />Mro Grauel inquired as to why Mro Klucsar has not cleaned up the western portion of <br />the property as he had been instructed to do by the Council in 19730 <br />
