Johnson, Vo Johnson, <br />Kellett and Grauel. Nays~ Noneo <br /> <br />Mr. Go Johnson Moved and Mro Vo Johnson Seconded, that the mobile home p~rk zoning <br />ordinance as drafted by Midwest Planning be placed on the Planning Commission agenda <br />for consideration at the January meeting. Roll Call, Ayes~ Cushing, Durgin, Go <br />Johnson, Vo Johnson, Kellett and Grauel. Nays: Noneo <br /> <br />Planning File 848 - Country Kitchen request for rezoning from R-1 to B-2 at 2257 <br />Rice Street. <br /> <br />Presentation <br /> <br />Mro Dick Ozment, representing Country Kitchen, submitted a revised plan to the Plan- <br />ning Commission and indicated the following changes had been made from the original <br />proposa1~ <br /> <br />10 The entrance into the property from Rice Street has been moved to the <br />South. <br />20 The grade on the entrance drive will not exceed 6%. <br />30 The parking area will have a grade of not more than 4%. <br />4. The rear of the property will be fenced and 1andscapedo <br /> <br />Discussion <br /> <br />Marion Claret 178 Minnesota Avenue, stated that she was concerned about all the traffic <br />th~t will be generated by the new Country Kitchen and has already found that the new <br />McDona1dus in the area has brought about significant increase in traffic and noiseo <br /> <br />Another resident in the area inquired if the landscaping on the northern edge of the <br />property could include trees which are at least six feet in heighto <br /> <br />Mro Grauel asked if the applicant saw any problem conforming with the plan as presentedo <br /> <br />Mro Ozment indicated that he did noto <br /> <br />Recommendation <br /> <br />Mro Go Johnson Moved and Mro Kellett Seconded, that the Commission recommend approval <br />of Country Kitchen8s request for rezoning from R-1 to B-2 at 2257 North Rice Streeto <br />Roll Call, Ayes~ Cushing, Durgin, Go Johnson, Vo Johnson, Kellett and Grauel. Nays: <br />Noneo <br /> <br />Mr. Kellett Moved and Mrs. Cushing Seconded, that the Commission recommend that the <br />applicant be rquested to provide appropriate screening on the Northern and Western <br />edge of the entrance drive to screen vehicle headlights as they enter and leave the <br />property. Roll Call, Ayes: Cushing, Durgin, G. Johnson, V. Johnson, Kellett and <br />Grauel. Nayes: None. <br />
