Johnson stated that he is troubled by the further encroachment of the trucking <br />firms into the residential area, and felt there was a lack of information on the <br />effects of the water runoff, amount of flow, and the general drainage situation, <br /> <br />Mr, Kellett stated that he was primarily concerned with the effect on the environ- <br />ment. He would like to see what the Rice Creek Watershed had to say about the pro- <br />posed development. He stated he opposed the vacation of Mt. Ridge Road and would <br />prefer that Mt. Ridge not be vacated until such time that it becomes necessary when <br />there is a proposed development in the area. He also would like to see more of <br />what is to be done not only to keep the lake as it is, but to improve it, <br /> <br />Mr, G. Johnson stated he would be interested in more study on the construction of a <br />berm between the trucking industry and the residences, Mrs, Cus~ing agreed with the <br />other Commission members statements and said that she did not go along with all of <br />the street vacations requested, She felt that she did not have enough information <br />at this time to make a recommendation. <br /> <br />Mr. Grauel indicated that if this application were approved, the extention of the <br />trucking firms would undoubtedly intensify certain problems that already exist, <br /> <br />Mr, Dahlgren stated that he felt it was very important that we all understand the <br />significance of the dedication of the property around the lake. He stated that the <br />opportunity to obtain this property is one that the City cannot affort to pass up. <br />Mr. Hewitt indicated he did't feel the May 1 deadline should be of any concern. We <br />have heard of the deadlines before on this property and they could always be extended, <br />He stated one of the problems that residents have had with the trucking industry is <br />in getting the details. Mr, Bill Muskie, realtor, representing both the seller, <br />Ordway Trust, and the buyer, PIK Terminal, indicated that the May 1 date is a definite <br />date for the end of the option. <br /> <br />Recommendation <br /> <br />Mr. G, Johnson moved and Mr, V, Johnson seconded that PIK Terminal's request for <br />rezoning from 1-1 to 1-2, special use permit, vacation of right-of-way and condi- <br />tional use permit at 2690 Prior Avenue be continued until the April 2 Planning Com- <br />mission meeting. The Commission further recommends that because of the May 1 dead- <br />line, the Council at its March 10 meeting establish a Council hearing on PIK Terminal's <br />application for the first Council meeting in April.
