<br />- 2- <br /> <br />Planning File 888 - Mort Huber request for rezoning from R-3A to B-3 and special use <br />permit at 720 County Road B <br /> <br />Presentation <br /> <br />Mr, Huber indicated that he presently has a gas station, grocery store, small shopping <br />center and apartments on his property, He is seeking a rezoning from R-3A to B-3 <br />which would permit the construction of a two story building, the lower level to be for <br />retail sales and the upper level for office spacec <br /> <br />Mro Eldon MorrIson, ArchItect representing Mr. Huber, indicated the building would have <br />a brick exterior, Mr, Morrison indicated there would be sufficIent parking in the <br />parking lot area for the~artments and the proposed upper level offices, <br /> <br />Mr, Huber stated that the inside garages are rented separately from the apartment unIts, <br />but that most of the inside garages are rented. <br /> <br />Mr. Morrison indicated there are stairways at each end of the building. <br /> <br />Discussion <br /> <br />Mr, Joe Doyle, neighbor, inquired as mwhat type of stores would be on the lower level <br />of the new building. <br /> <br />Mr, Huber indicated that he hoped to have a drug store, hardware store, and similar type <br />activities on the lower level and the dental and medical office space on the upper level, <br /> <br />Mr, Doyle indicated that he had heard that a tavern would be located there, and was <br />wondering if this was true, <br /> <br />Mr, Huber indicated it was not. He stated that he could not afford to have a tavern <br />with its accompanying problems of parking, etc. <br /> <br />Mr, Doyle stated that the children in the neighborhood go through his yard through a <br />hole in the fence to get to the SuperValu, <br /> <br />Mr. Huber stated that he has fixed holes which have been cut by people to get through <br />the fence so many times that he no longer can afford to do so and that he would be <br />willing to cut an opening in the fence and install handrails and steps if necessary <br />for the people to use, He stated he would be willing to put the opening wherever the <br />neighbors, or the City would want it. <br /> <br />Mr. V, Johnson stated that he did not want the record to show that the Planning <br />Commission was condoning the installation of~tes, etc. when there was a specific <br />condition on the previous special use permit that a fence be constructed. Mr. Dahlgren <br />commented that the request was for an amended special use permit and that it was <br />permissible for the Commission to provide for a condition that an opening be constructed <br />in the fence. <br /> <br />Recommendation <br /> <br />Mr, Kellett moved and Mrs, Cushing seconded, that the Commission recommend approval <br />of Mort Huber's request for rezoning of the easterly 53 feet of the R-3A zoned property <br />to B-3 and special use permit at 720 County Road B with the following conditions' <br />
