<br />The January 7, 1976 regular meeting of the Roseville Planning Commission was called to
<br />order by Chairman Grauel at 7:30 P,H,

<br />Hembers present: ~ G, Johnson, Rukavina, Hastel and Grauel. Cushing and Kellett arrived
<br />at 7:35 P,M.
<br />

<br />Approval of Minutes
<br />
<br />Mr. G, Johnson moved and Mr. Rukavina seconded, that the minutes of the regular meeting of
<br />December 3, 1975, be approved, Roll Call, Ayes: G. Johnson, Rukavina, Hastel and Grauel.

<br />Planning File 936 - Chandler Wilbert Vault Company request for rezoning from R-I to
<br />I-I at 2270 North Hamline
<br />
<br />Presentation
<br />
<br />Mr, Wayne Dardell, Attorney representing the applicants, indicated that the Planning
<br />Commission at its last meeting expressed concern about the lack of a specific development
<br />plan for the rezoning request, He stated that because of this, the applicant prepared a
<br />site plan and requested that the City Council refer the application back to the Planning
<br />Commission for further consideration, He emohasized that the plan was not just something
<br />to satisfy the requirement, The Chandler Wilbert Board of Directors have given the plan
<br />careful consideration and feel that it is the only feasible way to develop the property.
<br />The proposed new addition to the existing building is located entirely on present Vault
<br />Company property, The proposed building extends to the north property line of the property
<br />requested to be rezoned, The only change proposed on the property to be rezoned would be
<br />the demolition of the existing home and construction of a 25 foot wide driveway to service
<br />the storage area to the rear of the property. The existing, retaining or screening wall on
<br />the east side of the Chandler property would be extended along the east side of the property
<br />to be rezoned,

<br />~1r, Dardell indicated there was no target date for construction. The company believes the
<br />expansion is necessary but the date for completion has not yet been determined. He stated
<br />that the retaining wall is built strictly for screening purposes.

<br />~1rG Grauel inquired if the new addition would contain all the materials which are presently
<br />stored outside, Mr, Fuith, Executive Vice President of Chandler Wilbert, indicated that
<br />there would still be some storage outside but that it would be screened from the residents,
<br />
<br />~~. Dennis Drikert, 2241 Dellwood, asked if the extension of the screening wall would be
<br />the same height as the existing screen wall,
<br />
<br />Mr. Fuith stated that it would be continued at the same height, That eventually, because
<br />of the change in elevation, the fence would end.

<br />~IT. Fred Murphy, 2240 Dellwood, stated that the residents have been up before the Planning
<br />Commission in the past and have to keep coming back, He stated that he did not want to
<br />see the commercial area expand,
