-2-

Mr. Bill Turcotte, 2271 Dellwood, suggested that since the applicant has no immediate plans
to construct the new building that the application be set aside until they are ready to
develop,

~~, Art Beisang, resident on Dellwood Avenue, stated that he did not have any objection to
the construction of the new building, ~1r, Beisang asked if the property in question could
remain R~l and a variance be granted to the applicant to permit the construction of the pro-
posed building up to his south property line,

~1r. Dahlgren responded that such an approach would be permissible.

Mr. Grauel stated that the variance approach would probably protect the residents more than
if the property were rezoned, He liked the idea,

ML Darde11 stated that the "good faith" of the company should be considered,

Mr. Grauel cormnented that there would be some merit to leaving the dwelling on the property
and constructing the driveway on the north side of the house. He asked the Vault Company
representative if the idea of a variance rather than a rezoning appeared reasonable.

Mr, Fuith responded that he would have to check with the Board of Directors.

Mr, Drikert indicated that he would not oppose the expansion so vehemently if there was a
screening fence on the south side of the property proposed to be rezoned,

~~, Beisang stated that it appeared the neighbors at the meeting were basically agreeable
to the variance approach, Mr. North stated that if the applicant decided, he could request
withdrawal of his application for rezoning and file an application for the variance. The
variance request would then go to the Planning Commission for recommendation.

Mr. Fuith indicated that he would like the Planning CommissJon to vote on the rezoning
request and that he would be talking to the Board of Directors regarding the variance approach.

Mr, Rukavina indicated that he felt that ~IT, Beisang's proposal for the variance was a logical
one and that he agreed with that approach,

RecoITDnendation

Mr. Kellett moved and Mrs. Cushing seconded, that the Commission recoIImend denial of
Chandler Wilbert Vault Company's request for rezoning from R-I to I-I at 2270 North HaInline
Avenue, Roll Call, Ayes: Cushing, G.
