Roseville Planning Commission Minutes
Wednesday) Jillle 2, 1976

The June 2, 1976 regular meeting of the Roseville Planning Commission was called
to order by Chairman V, Johnson at 7:30 P.M,

Members present: Rukavlna, Mastel~ Simons, G, Johnson and V. Johnson.

Members absent: Kellett and Cushing,

Others present: Council liaison Albert Grauel, Howard Dahlgren and Terry Kramer.

Approval of Minutes

Mr. Mastel moved and ML Rukavina seconded, that the minutes of the regular meeting
of May 5~ 1976, be approved, Roll Call, Ayes: Rukavina, :Mastel, Simons, V. Johnson.
Nays: None, Abstaining: G. Johnson,

Planning File 968 - Harlan Hedlund approval of preliminary plat "Hedltmd Southview"
at 3051 North Falrview Avenue

Presentation

Mr. Hedlund indicated that he and his wife had carefully reviewed the reconnnendation
of the Council to investigate the feasibility of entering into an agreement with
Mr, Barry O'Meara concerning the "looping" of a street; thereby connecting the two
existing cul~de-sacs> Mildred Drive and Arthur Place, After much consideration they
felt that they would not gain substantially from such a proposal and, therefore, wished
the Planning Commission to consider the plat as presented by them originally.

Discussion

Mr. Simons asked if they felt the proposed loop would decrease the saleability of
development in that area.

Mr. Kramer commented that the subdivision code states that the maximtnn length for a
cul de sac is 500 feet and that the proposed cuI de sac is 750 feet, CuI de sacs from
the Public Works standpoint are a maintenance headache" especially during the snow~
plowing season and the Public Works Department was, therefore, recorrnnending that the
cuI de sac in question was not the best solution for development in this area. He
also stated that if, however, the Planning Commission should recommend approval of the
proposed cuI de sac, that a 20 foot easement be dedicated for a future sanitary sewer
line along the common property line between Lots 2 and 3.

Recommendation

Mr, G. Johnson moved and Mr, Rukavina seconded, that the Comnission reconnnend approval
of Harlan Hedlund! s preliminary plat "Hedltmd Southview" at 3051 North Fairview Avenue,
with the condition that a 20 foot sewer easement be dedicated along the conmon property
line between Lots 2 and 3, 10 foot from Lot 2, 10 foot from Lot 3, Roll Call, Ayes:
Rukavina, Mastel, Simons..
