- 2-

Planning File 973 - Lillian Holmberg division of lot at 296 Minnesota Avenue

Presentation

Mrs. Holmberg indicated that she presently owns 204 feet of frontage property on
Minnesota Avenue. She is requesting the Planning Corrmission to recoITmend approval
of a lot division which would form one lot of lOa feet and one lot of 104 feet,

Recommendation

Mr. Rukavina moved and Mr. Mastel seconded, that the Commission reconnnend approval
of Lillian Holmberg's request for division of lot at 296 Minnesota. Roll Call, Ayes:
Rukavina, Mastel, Simons, G, Johnson, V. Johnson. Nays: None.

Planning File 974 - Walter White request for division of lot at 2815 Long Lake Road

Discussion

Mr. Jean Parranto, representing Walter White, owner of the property, and also of the
property directly to the north, explained to the Commission that the division of lot was
requested for the purposes of business expansion. The southerly half of the lot is to
be used for a proposed expansion of the present Clutch and Transmission operation.
Mr. White indicated that he did not have any plans for the northerly half of the lot
being divided, however, he felt that it would most probably be paved and used for parking.

RecoTIUOOndation

Mr. G. Johnson moved, Mr. Rukavina seconded, that the Commission recommend approval of
Walter White's request for division of lot at 2815 Long Lake Road, Roll Call, Ayes:
Rukavina, Mastel, Simons, G. Johnson, V. Johnson. Nays: None.

Planning File 978 - Hess Kline request for variance to sign size at 2767 Long Lake Road
Presentation

Mr, Jean Parranto, represented the owner, Hess Kline. He indicated that the Kline Volvo
Dealership has an identity problem in that traffic travelling north along Long Lake Road
has no definite way to identify the building as being the Kline Volvo building. He is
proposing to take an existing sign that is presently located on the Oldsmobile Dealer-
ship, also owned by Mr, Kline, that says "Volvo" and placing it on the south elevation
of the Volvo Dealership. To this would then be purchased a sign that read "Kline" so
that the south elevation of the building would be signed "Kline Volvo" in lIDifonn
letters, He indicated that the ordinance has a maximtnn allowable footage for such a
sign of 151 sq. ft, and that the sign they were proposing to place on the structure would
be approximately 400 sq, ft, A major reason for wanting to take the one sign from the
Oldsmobile Dealership and place it on the Volvo Dealership would be the substantial
savings in cost of fabrication.

Discussion

Mr. G. Johnson asked that should the Planning Commission recommend approval, would
Mr, Kline be agreeable to eliminate the present painted window signs.
Mr. Simons asked if the applicant would be agreeable to put no signs on the east side
of the building should these variances be approved.
Mr. V, Johnson asked Howard Dahlgren to clarify the sign ordinance, particularly as
it pertains to the calculation of maximum sizes allowed,
