Johnson 0 Nays: None, <br /> <br />Planning File 1018 <br /> <br />COtmtry Properties request for variance to zoning code requiring <br />sidewalk at 2887 Snelling <br /> <br />Presentation <br /> <br />Mro Dave Gustafson~ representing COtmtry Properties, indicated they were seeking a var~ <br />iance which would not require sidewalk construction on their property 0 He stated they <br />were seeking the variance for the following reasons: <br /> <br />1, The plot plan had previously been approved without an indication that sidewalks <br />are requiredo <br /> <br />20 The City does not own enough land to permit a five foot sidewalk to be <br />constructed 0 <br /> <br />30 No other cOI11TIercial business on the Snelling frontage road has sidewalks. <br /> <br />40 If the walk is installed it will not connect to any other walk and will lead nowhere. <br /> <br />5, All of the traffic at the site will be by auto and not by pedestrian, <br /> <br />Discussion <br /> <br />Mr, Dahlgren indicated he feared that if the sidewalk was not constructed as required, <br />that other applicants would want a variance where similar conditions existo He stated <br />there is no demonstrated hardship related to the variance requesto <br /> <br />He also indicated that it is true there is approximately only 3' of public right~of~way <br />between the existing service road and the Country Properties could provide a five foot <br />easement on their property for the purpose of constructing a sidewalko Mr. Dahlgren <br />commented that this is done in several other communitieso <br /> <br />Mr. Rukavina stated that if we approve this variance we would be opening the door for <br />other individuals to make the same request 0 <br /> <br />ML Gustafson indicated that it is true that no hardship was involved. <br /> <br />Mrs 0 Cushing connnented that the property is not going to set there with the only sidewalk <br />in the area for long since other development will probably occur to the northc <br /> <br />Recommendation <br /> <br />Mr. G.
