He indicated the Rice Creek Watershed District will be involved in
a study of the storm water drainage in the area. The layout of the streets and lots for
the plat could be changed considerably depending on the results of that study.

Recc::mrendation

Mr. Rukavina IIDved and Mr. Mastel secorrled, that Mrrlowski and Reiling's request for
preliminary plat between Josephine Road, County Road C-2, I.exington and ~rrill be
continued to the July 6, 1977 Planning Commission meeting. Nays: None.

Planning File 1034 - Agnes Moser request for division of lot at 545 Roselawn Avenue

Presentation

This application was continued fran the February Conmission :rreeting in order to secure
a topographic map of the property in the area. The map was necessary to determine how
streets and lots could be designed in the area 0 Mr 0 Dahlgren reviewed the topographic
map and presented a potential design for streets and lots. He emphasized that the
streets and lots would be developed only if the property owners involved applied for the
inproverrents. He stated that the only application before the Planning Comnission was for
the division of the Moser property. The original application called for the northerly
300 feet of the Moser property to be divided and sold to Dr. Smith. Because of the
potential design of streets in the area, Mr. Dahlgren reCOl"CtreIlded that the northerly 330
feet be divided fran the Moser property. Dr. Smith was agreeable to this and Bob
Nicholson, representing the applicant, indicated they were also agreeable.

Discussion

Mr. SinDns asked when it would be IIDSt appropriate for Dr. Smith to dedicate the addi tion-
al necessary right-of-way for Kent Street on the west side of the property which he is
purchasing. Dr. Smith irrlicated that he would be willing to dedicate the required 27 feet
for Kent Street on the west side of the 330 feet of property which he is buying fram
Mrs. Moser. If all of the right-of-way were not needed for Kent Street, it could be
vacated and returned to Dr. Smith.
