Johnson at 7: 30 P.M. M:m1bers present: Mastel, Sim:ms, G. Johnson, Rukavina and V. Johnson. Kellett arrived at 7:35 P.M. M:m1bers absent: CUshing Jthers present: Albert Grauel, HCMaro Dahlgren, Terry Kramer and Steve North Approval of Minutes Mr. Rlkavina rroved and Mr. SiIIDns seconded, that the minutes of the regular rreeting of August 3, 1977, be approved. Roll Call, Ayes: Mastel, Sim:>ns, G. Johnson, Rukavina and V Johnson. Nays: None. Planning File 1058 - Paul R:>berts request for preliminary plat and rezoning from R-2 and B-1 to ~6 at 2075 North Rice Street Presentation Mr. Roberts indicated that it is proposed to construct 23 townhouses on the property. 'Ihe units would probably be rented for 5 - 6 years, rut would be built so that they could be sold in the future. Mr. Roberts stated that he is selling the property to two individuals. Mr. Fred 'Ihanas, one of the purchasers stated that he agreed to construct the developrrent as proposed by Mr. Roberts with whatever conditions the City may place on approval. Discussion Mr. Dahlgren indicated that the applicant had submitted a Penciled sketch for the land- scaping plan, but that it was inadequal:e for the site. He also cOOl'tented that the plans submi tted for the building were those used for developrrent on another site in another comnunity and that no specific plans for this property had been submitted. Mr. Dahlgren felt that the proposed land use of toonhouses for the property had sare rreri t, but that he was very concerned with the lack of specific for the developrcent. Mr. V. Johnson expressed concern that the Coomission was being asked by the applicant to make a recomrendation without adequate information. Mr. R:>berts indicated that he had not prepared additional information on the advice of his surveyor and landscaper. He said he wcu1d be willing to provide additional information if the Conmission requested. Mr. Rcberts stated that there would be 1,040 square feet, plus the baserrent in each unit and the rent woold be in the $350 - $375 per zronth range. Mr. Ron Aase, resident on Burke Avenue, expressed concern about the am::mnt of traffic on Albermar1e. Mr. Roberts indicated that 12 of the units would be served by Rice Street, and that only 11 of the units woold use Albermar1e. Mr. Aase stated he had no objection to the proposerl use of the land, hCMever, he was concerned about the traffic am he wanted to assure that it would be a nice developrcent.
