Johnson at 7: 30 P.M. <br /> <br />M:m1bers present: Mastel, Sim:ms, G. Johnson, Rukavina and V. Johnson. <br />Kellett arrived at 7:35 P.M. <br /> <br />M:m1bers absent: CUshing <br /> <br />Jthers present: Albert Grauel, HCMaro Dahlgren, Terry Kramer and Steve North <br /> <br />Approval of Minutes <br /> <br />Mr. Rlkavina rroved and Mr. SiIIDns seconded, that the minutes of the regular rreeting of <br />August 3, 1977, be approved. Roll Call, Ayes: Mastel, Sim:>ns, G. Johnson, Rukavina and <br />V Johnson. Nays: None. <br /> <br />Planning File 1058 - Paul R:>berts request for preliminary plat and rezoning from <br />R-2 and B-1 to ~6 at 2075 North Rice Street <br /> <br />Presentation <br /> <br />Mr. Roberts indicated that it is proposed to construct 23 townhouses on the property. 'Ihe <br />units would probably be rented for 5 - 6 years, rut would be built so that they could be <br />sold in the future. Mr. Roberts stated that he is selling the property to two individuals. <br />Mr. Fred 'Ihanas, one of the purchasers stated that he agreed to construct the developrrent <br />as proposed by Mr. Roberts with whatever conditions the City may place on approval. <br /> <br />Discussion <br /> <br />Mr. Dahlgren indicated that the applicant had submitted a Penciled sketch for the land- <br />scaping plan, but that it was inadequal:e for the site. He also cOOl'tented that the plans <br />submi tted for the building were those used for developrrent on another site in another <br />comnunity and that no specific plans for this property had been submitted. Mr. Dahlgren <br />felt that the proposed land use of toonhouses for the property had sare rreri t, but that he <br />was very concerned with the lack of specific for the developrcent. <br /> <br />Mr. V. Johnson expressed concern that the Coomission was being asked by the applicant to <br />make a recomrendation without adequate information. <br /> <br />Mr. R:>berts indicated that he had not prepared additional information on the advice of his <br />surveyor and landscaper. He said he wcu1d be willing to provide additional information <br />if the Conmission requested. <br /> <br />Mr. Rcberts stated that there would be 1,040 square feet, plus the baserrent in each unit <br />and the rent woold be in the $350 - $375 per zronth range. <br /> <br />Mr. Ron Aase, resident on Burke Avenue, expressed concern about the am::mnt of traffic on <br />Albermar1e. <br /> <br />Mr. Roberts indicated that 12 of the units would be served by Rice Street, and that only <br />11 of the units woold use Albermar1e. <br /> <br />Mr. Aase stated he had no objection to the proposerl use of the land, hCMever, he was <br />concerned about the traffic am he wanted to assure that it would be a nice developrcent. <br />
