<br />-4- <br /> <br />Planning File 1064 - Paul 'Ihanas request for variance to setback at 1831 County Road C <br /> <br />Presentation <br /> <br />Mr 0 Dave R.myan, architect representing Mr. 'Ihanas, indicated that it is proposed to <br />construct an crldi tion to the Mack Hotel Festaurant, increasing the seating capacity to <br />175. 'Ihe addition will be constructed on the south and east side of the existing building <br />and will considerably irrprove the appearance of the property. Mr. Runyan indicated an <br />on-sale liquor license has also been applied for. He staterl it is Mr. 'Ihomas' intention <br />to prorrote the restaurant as a family restaurant. The new addition will extend to within <br />18 feet of the front yard property line am the required setback is 30 feet, therefore, <br />requiring a variance. <br /> <br />Mr. Thanas indicated that it is his desire to operate a good family restaurant. He felt <br />by rem:x'ielling and enlarging the existing restaurant that .it. will be a fine facility and <br />a good addition for the City of Roseville 0 <br /> <br />Mr. Runyan indicated the entrances to the parking lot fran Fairview would have archways <br />prohibiting the entrance of large semi-trucks to the parking lot. <br /> <br />Discussion <br /> <br />Mr. Rlkavina indicated that the proposerl archways should be over 12 feet high to permit <br />access by firE' vehicles. <br /> <br />Mr. Runyan irrlicated that could be worked out and still prohibit entrance by the semis. <br /> <br />Mr. V. Johnson inquired if there would be problems of visibility at the corner of Fairview <br />and County Road C. <br /> <br />Mr. Dahlgren corrmenterl that he felt there would be no visibility problems. <br /> <br />FecOOI'tendation <br /> <br />Mr. Rukavina rroved and Mr. G. Johnson seconded, that the Carrmission recomnend approval of <br />Paul 'Ihomas' request for variance to setback at 1831 County Road C with the condition that <br />the developrcent be constructed in accordance with the plans dated August 1, 1977.
