<br />ROr "';IILLE PLANNING COMMISSION "1NUTES <br />Wednesday, June 7, 1978 <br /> <br />The June 7, 1978 regular meeting of the Roseville Planning <br />Commission was called to order by Chairman Vern Johnson at <br />7:35 P.M. <br /> <br />Members present: Dressler, Johnson, Mastel, Rukavina, Simons <br />and V. Johnson <br /> <br />Members absent: Cushing <br /> <br />Staff present: Howard Dahlgren, Charles Honchell, Ed McGuire <br />Dave Pokorney <br /> <br />Approval of Minutes <br /> <br />Mr. Rukavina moved and Mr. Mastel seconded, that the minutes of <br />the regular meeting of May 3, 1978 be approved. Roll Call - <br />Ayes: Dressler, G. Johnson, Mastel, Rukavina, Simons and V. <br />Johnson. Nays: None. <br /> <br />Planning File 1110 - Vince Hencier request for division of lot <br />at 1850 County Road D <br /> <br />Presentation <br /> <br />Mr. Dahlgren indicated that the property in question is the old <br />Ramsey County Library site which was recently sold at auction. <br />He stated that the applicant proposes to divide the property <br />into two 90' by 119' lots which will be utilized for single <br />family purposes. These dimensions are exclusive of the 10' <br />right-of-way required to be dedicated along County Road D. <br />Also Mr. Dahlgren pointed out that since the contiguous property <br />is zoned commercial, the ordinance would per~it a duplex to be <br />built On the easterly half of the proposed site even though the <br />parcel is zoned single family. <br /> <br />Mr. V. Johnson asked if the applicant had anything to add to Mr. <br />Dahlgren's presentation. Mr. Hencier stated that he felt the <br />planner had covered his request and indicated that at this point <br />he intended to construct two single-family dwellings on the lots. <br />Mr. Harlan Olen, a resident from Arden Hills living on County <br />Road D, asked when the county had changed its size of the road <br />and began requiring the 10' dedication. Mr. Honchell stated <br />that the county at this time had no plans to upgrade the road <br />but the 10' dedication was consistent with the county's master <br />plan. He stated that it was Roseville's policy to ask for <br />dedication of right-of-way when requested by the county. <br /> <br />Recommendation <br /> <br />Mr. Rukavina moved, Mr. Simons seconded, that the Commission <br />recommend approval of Mr. Vince Hencier's request for division <br />of the lot at 1850 County Road D, with the condition that 10' <br />of additional right-of-way be dedicated along County Road D. <br />
