Nays: None. <br /> <br />Planning File 1111 - George Mooney request for division of lot <br />at 1986 Lexington Avenue <br /> <br />Discussion <br /> <br />Mr. Dahlgren indicated this applicant proposes to divide the <br />rear of an existing 620' by 140' lot to create a lot with a <br />depth of 225' and a width of 140'. He indicated that it is <br />understood, however, that ultimately the property will be <br />divided into two 70' lots. With this in mind, the Minor <br />Variance Board has reviewed and recommended to the Council for <br />approval a setback of 4' along the north side of the proposed <br />lot to allow for the future subdivision of the property. He <br />also stated that two separate sewer connections have been <br />constructed by the City for this purpose. Mr. Dahlgren <br />indicated that right-of-way to be dedicated as part of the <br />division would include 30' on Oxford Street and 16.51 on <br />Lexington Avenue. <br /> <br />Mr. Vern Johnson asked if the applicant had anything to add to <br />the presentation. <br /> <br />Mrs. Tony Mooney, representing the applicant, stated that she <br />agreed to provide the necessary dedication. <br /> <br />Recommendation <br /> <br />Mr. G. Johnson moved, Mr. Rukavina seconded, that the Commission <br />recommend approval of George Mooney's request for division of <br />a lot at 1986 Lexington Avenue with the condition that additional <br />right-of-way of 30' on Oxford and l6~' on Lexington Avenue be <br />dedicated. <br /> <br />Roll Call - Ayes: Dressler, G. Nays: None. <br /> <br />Plannihg File 1113 - Victoria Station request for special use <br />permit and variance to sign setback at <br />2300 Cleveland Avenue <br /> <br />Presentation <br /> <br />Mr. Dahlgren indicated that the property in question is 1.84 <br />acres and is zoned B-l-B, which allows a restaurant of 5,000 <br />square feet and requires site plan approval. Mr. Dahlgren <br />stated that the building has 7,550 square feet of area with a <br />seating capacity of approximately 216 seats. The applicant <br />has proposed parking accomodation of 113 spaces, exceeding the <br />ordinance requirements. Mr. Dahlgren stated that the proposed <br />site plan was well done and should provide a desirable use of <br />the site. The applicant: is proposing a sign of approximately <br />48 square feet, whereas 70 square feet is allowed in the B-l-B <br />district. Because of the grade of the site, which drops <br />
