Roll Call, Ayes: G. Johnson, Dressler, Mastel, <br />Rukavina, Swns, V. Johnson. Nays: None. Abstention: Cushing. <br /> <br />Planning File 1119 - Janes Edlund request for special use penn:it <br />at 2049 Snelling Avenue <br /> <br />Presentation <br /> <br />Mr. Dahlgren discussed the property in question, which is the State Fann Mutual Office <br />building at the southwest corner of Skillmm and Snelling Avenue. The area is zoned <br />B-1 and has lot dinensions of 45' x 150'. The office building is a very attractive <br />one and has a house contiguous to the property on the south side. The existing office <br />building is 924 square feet in area to which Mr. Edlund proposes to add 440 square feet. <br />Since the site currently has 8 parking spaces, 3 of which are on the residential property, <br />a planned unit developrent is desired by Mr. Edlund. This type of develorm:mt plan would <br />camri.t Mr. Edlund to retain the layout for office am residential uses on these two <br />properties as a single entity. The retention of the 8 parking spaces is essential to <br />the use of the office building and a planned unit developrent maintains both a buffer <br />zone between the business district and the residential district and at the sane ti.rre <br />reserves the 8 parking spaces needed for that business district. <br /> <br />Mr. Vern Johnson asked Mr. Edlund if he wished to add anything to Mr. Dahlgren's <br />presentation. Mr. Edlund stated that the house will be left as a single-family <br />residence and plans were to leave the residential lot as one lot. Mr. Edlund indicated <br />that the reason for expansion is because his business is expanding am growing, there- <br />fore, creating a need for m:>re space to work. He did not intend to expand the nurrber of <br />people working for him so he will not need m:>re parking spaces. He just intends to give <br />rrore working and living r<X>m in the building. <br /> <br />Recx::mtendation <br /> <br />Mr. G.
