<br />-2- <br /> <br />Planning File ll23 - Michael Jerry's request for preliminary plat at 244 Minnesota. <br /> <br />Discussion <br /> <br />Mr. Dahlgren made a presentation indicating that Michael Jerry requested to divide <br />his property into three lots. The property in question as 250 feet of frontage on <br />Minnesota Avenue and 169 feet on Marion Street. It is proposed that lot I have a <br />depth of approximately 169 feet x 140 feet; lot 2 have a dirrension of 94.15 feet on <br />Marion Street and a depth of 110.98 feet; Lot 3 would have a di.rrension of 110.98 feet <br />x 75 feet on Marion Street. <br /> <br />Mr. V. Johnson -.asked if the applicant had anything to add to the presentation and <br />Mr. Jerry did not. <br /> <br />Sare discussion occurred between the Planning Comnission and the applicant on making <br />lots 2 and 3 within 10 feet fran the existing house on lot 1. It was stated by the <br />applicant that they would like the 15.7 feet that would exist under the proposed plat <br />so that they would have scree roan on the side of their house for rrovercent. <br /> <br />Recoxmendation <br /> <br />Ms. Dressler rrcved and Ms. Cushing seconded, that the plat and lot lines be approved <br />as presented by Michael Jerry. Fell Call, Ayes: G. Jdmson, Cushing, Dressler, <br />Mastel, Rukavina, Sim:>ns and V. Johnson. Nays: None. <br /> <br />Planning File 1125 - Paul Thonas (Mack Hotel) request for variance to setback at <br />1831 County Fead C <br /> <br />Discussion <br /> <br />HCMard Dahlgren made a presentation and indicated that in Septenber 1977, the Planning <br />Comnission and City Council approved Mr. Thomas' develorm:mt plan and a variance to <br />building setback for the construction of an addition to the Mack Hotel. Because of <br />financial difficulties the construction has not proceeded on this project. Mr. Thanas <br />is nCM requesting the Carmission and Council to extend the variance approval and <br />developrent plan since a variance expires after 6 rronths unless the construction has <br />proceeded. <br /> <br />Mr. 'Ihanas has also expressed to the staff that he is plagued with rising costs due <br />to delays in financing and, therefore, requests that the lamscaping on the east side <br />of the building be delayed up to 3 years to reduce i.rr1rediate costs of construction. <br />It is his intent to carplete the parking lot and the plantings wi thin this three year <br />period and hopefully within 2 years. <br /> <br />Mr. V. Johnson asked if the applicant had anything to add to the presentation. He <br />did not. <br /> <br />Mr. SiIrons then discussed the cost saving asPects of the delays to both parking lot <br />irrprovercent and landscaping. <br /> <br />Mr. Thonas indicated that the price of the work was not a large aITCunt canpared to the <br />total price of the project; hCMever, if it was to be done at the sane tine as the <br />building construction, higher costs would be incurred by Mr. Thanas for the total job. <br /> <br />Mr. SirrDns asked Mr. Dahlgren if this phasing of developrent has ever been done in the <br />past, and Mr. Dahlgren said "yes, and that it does work effectively." <br /> <br />Mr. Sirrons then asked Mr. Dahlgren heM we could get guarantees that the landscaping <br />would be done.
