Johnson suggested that this information be available for the Council neeting <br />to which Mr. larson agreed. <br /> <br />Mr. SiIIDns asked the length of the average car and questioned whether a 17' parking <br />stall as proposed along the north property line would be adequate. <br /> <br />Mr. Dahlgren stated that the average new car is now approximately 17 feet and that <br />although the 17 foot stall to the north is tight, it would be adequate. <br /> <br />Mr. SiIIDns asked th:! applicant if he would consider changing the aggregate in the <br />boulevard along Femwood to grass. <br /> <br />Mr. IermDn stated they had no problem changing the boulevard area to grass except <br />the grass was nore difficult to naintain. <br /> <br />Mr. ~Guire asked how the applicant proposed to handle the drainage from the site. <br />Mr. Landers stated he did not anticipate drainage prdJlens since the work would <br />not affect the present drainage system. <br /> <br />Mr. ~Guire noted that at the present tine the drainage runs directly into FerrMood <br />Avenue. Also Mr. ~re suggested that. bhe applicant might consider a reinforced <br />concrete retaining wall in lieu of the proposed block structure. <br /> <br />Mr. Landers stated they had considered such a wall and would be willing to change <br />to the reinforced concrete. <br /> <br />Mr. V. Johnson asked how the applicant proposed to handle the exterior of the <br />structure. <br /> <br />Mr. Landers stated that the entire existing building and the addtion will be painted <br />to natch. <br /> <br />Mr. ron Erickson, owner of the Golden Eagle Laundermat, indicated that he had observed <br />the prdJlem of cars parking on the existing alley easerrent and asked how the applicant <br />prqx:>sed to alleviate this prdJlem. <br /> <br />Mr. Landers agreed that in the past tre parking easerrent was a problem but that the <br />construction of the retaining wall penni tting parking along the northern property <br />line would eliminate the problem. <br /> <br />Mr. SiIIDns asked if the 17 foot parking stall was appropriate on the north side <br />why a 5 foot variance on the east was necessary when 20 foot stalls were proposed at <br />that location. <br /> <br />Mr. Dahlgren stated that the 17 foot stall to the north was not necessarily ideal <br />but would work. <br /> <br />Fecormendation <br /> <br />Mr. G. JohBson roved, Mrs. Cushing seconded, that the Comnission recantrend approval <br />of IX>nald larson's request for variance to building arrl parking setback at 1695 <br />Fermvood Avenue with the following conditions: <br /> <br />A. '!hat the location of the easerrent and proposed retaining wall be certified <br />by registered land surveyor. <br />
