Jolmson Associates request for variance': to building and <br />parking setback and permission to park on public right-of-way <br />at 627 Larpenteur Avenue <br /> <br />Presentation <br /> <br />Mr. Dahlgren stated that the applicant proposes to expand the existing building <br />located at the corner of Dale Street am Larpenteur Avenue. The plan proposes 56 <br />parking spaces whereas the square footage requirement would require 53 spaces. <br />He noted, though, that the proposed plan showed a future addition on the west side <br />to be 2 sto:ry and that with such an addition the site would not have adequate parking. <br />'Ihe existing property line along Dale Street is ll~ feet fran the proposed addition <br />thus a variance from the 25 foot requirenent is requested. Mr. Dahlgren noted, <br />though, that the variance is not significant if approval is obtained for the parking <br />area t9 extend onto the old Dale Street right-of-way as the applicant proposes. '!he <br />Dale Street right-of-way is owned by the St. Paul Water Works who have indicated that <br />if the proposal receives approval fran the City, permission would be granted for such <br />parking. <br /> <br />Mr. Jolmson indicated that with the building addition the site would be rore uniform <br />and aesthetically pleasing to the neighborhood. He stated that it was his intent to <br />use the site as an office for Fdstran Fealty. <br /> <br />Discussion <br /> <br />Mr. ~re stated that he had net with Mr. Johnson on a m.mber of occasions and <br />had suggested that a drainage plan be developed. He noted that he had received a <br />ve:ry sketchy plan which appeared to indicate the water would run directly off the <br />site onto Dale and Larpenteur Avenue. Mr. M::Guire suggested that the drainage would <br />need to be handled through a catch basin system. Mr. ~re also suggested that <br />the five entrances prpposed on the site be reduced to two, with only the nost northerly <br />entrance along Dale Street and the rost westerly along Larpenteur Avenue remaining. <br /> <br />Mr. Johnson stated the entrance directly north of Larpenteur Avenue on Dale would <br />be closed and he had no real problem closing the middle entrance on Larpenteur. <br />He did state, though, in his opinion the rost easterly entrance on Larpenteur <br />nearest Dale Street was necessary. <br /> <br />Mr. G. Johnson stated he had difficulty with the plan as proposed and suggested that <br />the applicant consider eliminating parking carpletely in front and establishing it <br />as a green area and also eliminating the proposed e~ion to the west. <br />
