Nays: None. <br /> <br />Planning File 1153 - Country Kitchen's reque..c:;t for rezoning from R-6 to B-2 and <br />division of lot at 2257 Rice Street <br /> <br />Presentation <br /> <br />Mr. Dahlgren indicated that Country Kitchen proposes to expand their existing facilities <br />by adding an additional 38 stalls at the restaurant location on Rice and Highway 36. He <br />also indicated that they are proposing to add a 12Q x 54' addition on the west side of the <br />building 0 In order to acconplish this the applicant has requested to rezone an area of <br />land from R-6 to B-2. The restaurant is presently zoned B-2. <br /> <br />Mr. Dahlgren indicated that the plans submitted by the applicant appear to be deficient <br />in regards to the handling of the grade on the drive easerrent to the west, the lack of <br />detail for the proposed landscaping adj acent to the property avners to the north, and <br />also in regards to the proposed parking lot grade which appeared to be excessively steep. <br />Mr. Dahlgren stated that the staff had reviewed these concerns previously with the <br />applicant. <br /> <br />Mr. David Gustafson, representing Country Kitchen, stated at this time the applicant was <br />not seeking approval of the addition to the building but only shCMed this on the plans <br />indicating a future concept. He stated he was aware of the prcblemg identified by <br />Mr. Dahlgren but asked the Commi.ssian consider action with the appropriate conditions so <br />as to avoid any future delays. He indicaterl that the applicant will nake whatever <br />alterations in the drainage plan as are necessary to carply with the engineer's require- <br />rrents and also will provide whatever screening or landscaping the CM'lers to the north <br />required. <br /> <br />Mr. Novak, architect for Country Kitchen, stated that they had reviewed the problem with <br />30 foot easerrent and based on his calculations I a slope could be developed which would <br />provide an access to the rear of the property. <br /> <br />Discussion <br /> <br />Mrs. Dressler asked what the company would do with the property if it remained R-6. <br />Mr. Gustafson indicated that the conpany has been approached regarding the remaining <br />property for its use as an apartIrent building site. <br /> <br />Mr. Mastel asked what the proposed grade on the parking lot would be. <br />
