He stated the
proposal is to rezone the westerly portion of the property, which contains the
building, from B-3 to I-I. 'Ihe easterly 160 feet of the property would remain
B- 3. Mr. Dahlgren stated that in the future the ~tz Baking Company will sub-
mit a plan for the developrrent of the B-3 property which will include a retail
thrift baking outlet. Mr. Dahlgren ccmrented that the variance to side yard
setback. relates to the setback. of the existing building from the south property
line. '!he building, as constructed, is in accordance with the ten foot setback
requirenent in the B-3 zoning district. The I-I district requires a twenty foot
setback. am therefore a variance would be necessary.

Mr. Keith Warner, President of Matz Baking Conpany, indicated the Company is a
family owned corporation founded in 1926 in Sioux City, Iowa. They purchased
the zinsmaster Baking Company of Minneapolis in 1978 and propose to relocate
those bakeries from their outdated facilities to the Roseville location. Mr.
Warner indicated that the entire operation will errploy approximately 250 em-
ployees. He stated that all route vehicles would be stored inside. There
would be no outside storage except for two tanks for the storage of bulk flour
which would be located on the west side of the building. He corrrcented there
would be only a slight odor coming fran the building and that would be of freshly
baked bread. He indicated that the investnent in the property and building im-
provenents would be approxim3.tely 5 to 5.2 million dollars. Mr. G. Johnson
stated that he looked favorably on this application as a substantial manufactur-
ing plant and felt it would be a fine addition to Roseville.
