Johnson noved and Mrs. Cushing seconded that the Cormtission recorrrcend <br />approval of M:!tz Baking Company's request for rezoning from B- 3 to I-I and <br />variance to side yard setback. at 2745 Long Lake Road. Roll Call, Ayes: Cushing, <br />Mastel, Rukavina, G. Johnson, SiIrons, Dressler and V. Johnson. Nays: None. <br /> <br />Planning File 1172 - Janes House request for rezoning from B- 2 to R- 2 and pre- <br />liminary plat at 190 Transit. <br /> <br />Presentation <br /> <br />Mr. Dahlgren indicated that Mr. House has purchased the Kath property on Rice <br />Street and that he is proposing to rezone a portion of the property on the north <br />side of the pond from B-2 to R-2. The proposal is to plat four R-2 lots. Mr. <br />Dahlgren indicated that Mr. House will be preparing a developrrent plan for the <br />remainder of the property in the future. <br /> <br />Discussion <br /> <br />Mr. Rukavina cormented that there seems to be rrore duplexes being constructed <br />in the City. He stated he would like to see rrore experinentation in the design <br />of the duplexes so that perhaps they could look rrore like a single family hare. <br />Mr. Eastman, the contractor who is purchasing the property from Mr. House, indi- <br />cated that each unit would have two bedrooms and there would be approximately <br />1,000 square feet for each unit. <br /> <br />Mr. Pat Ryan, 220 Transit, stated that the City did not need rrore duplexes and <br />that he would prefer single family hares on the property. It was pointed out <br />that the property is presently zoned B-2 and could be developed for corrrrercial <br />purposes. Mr. Dahlgren also nentioned that because the property is zoned B-2, <br />the adjacent lot to the west which is zoned R-l and contiguous to Mr. Ryan I s <br />property could have a duplex constructed on it. <br /> <br />Janes Stevens, pastor of Roseville Baptist Church, indicated they were concerned <br />about the erosion of the bank area on the pond. <br /> <br />Mr. r.t::Guire made the following recorrrcendations: <br /> <br />1. That the City Ponding Easerrent be shown to elevation 952 feet. <br /> <br />2. 'Ihat the Drainage Utl.li ty Easerrent be shown and that the relocated <br />culvert be rerroved from the plat. <br /> <br />3. That a ten foot Drainage Easerrent be provJ.ded between each lot and <br />along the east property line of lDt 4. <br /> <br />He also suggested that the erosion prcblem could be handled with temporary stak- <br />ing of straw bales during construction and that rrore permanent bank stabilization <br />could be accorrplished after the construction. <br />
